I have to take down the two one car bays in order to build a 36' by 40' addition. I will be adding 10 feet in width, and 14 feet in depth. the new ceiling height will be 12' 4" in order to accomodate my two Duplex single post asynmetrical lifts. I am adding a half bath, plumbing for a shower, and a large two basin laundry sink. The entire area will have central heat and air. There will also be a small 10' by 18' woodshop.

Real men use real sawzalls. It was something to see they broke out the sheet rock to get a look at what was there, and then disconnected the various lines for sprinklers, AC, and power. Notice that there was no insulation! this will be fixed.

When I try to post multiple pictures, the order that they appear in is not the order I am attaching in... So I am adding replys to post these

My thinking is that some one might find it helpful to see what the process looks like. I had never seen the details of how something like this was done, before I paid for a front row seat.

Once we got to the slab, we had to break it out in order to take out a parking curb at the back wall, and move the footings around to get the doors where we want them in front. Here is how they did it. The entire thing was out by 10:30.

And then it was gone. At this point, I felt like we had turned the corner, demolition was obviously complete.

Time to dig a little deeper... Trenches are dug for the footings. Even though we are in an area that doesn't freeze, the footings go down two feet below the surface. This shot is looking towrds the new addition from what is left of the backyard. The house has another rear yard area, so I am not in too much trouble for shrinking this one.

The garage will not over whelm the house when it is done. Here is a "before" view of the house from the back. The garage is at the extreme right side of the picture.

Thanks guys...

My son says get in line on that adoption thing.. I keep telling him that my goal is to run out of money and breath at the same time.

Kdubaz, then you know how hard it is to build anything around PHX. Lots of rules. You will have to check it out when it's done. It won't be a big deal by Scottsdale standards, but it will be lots better than it was.

Small world I guess... The house behind me burned to the ground in an amazing fire about two years ago. Since the lot is on top of a hill it generated a lot of interest from all of the real estate folks. Everybody that looked at the lot was looking down on my house. A new house has gone up on the site now.

Here is a picture of the fire... Before and after... All that you see in the after shot is a hollow shell of stucco.

Yeah you'll have to let me and Dante know when it's all done. He's over at my house all the time, and I'm sure he'd be down to check out another cool spot nearby.

Oh and of COURSE I know about building restrictions. My folks are looking at property right now, and they want to add a lot to it. I've considered Ftn Hills myself for my next house, but it's the building restrictions that I'm concerned about. You have to deal a lot with the city to get that done?

I will let you know when it's done... Deserves a beer or two..

The city, so far, hasn't been too bad. the neighborhood association is tough. Just be sure to read the CC&R's. There are a lot of car guys over here. A county island is your very best shot, but that puts you down Gilbert or Chandler way.

As an update, I got the steel in for the footings and got the inspection done. Now I'm waiting for concrete. It still appears to be in short supply. I will post pictures of the footings soon.

Footings and stem wall are in

We have turned the corner and are noe coming out of the ground. The block wall will be filled with concrete next. The steel is there for the benefit of the inspector.

The "new" area is roughly 40' deep and 36' wide.

Will this remodel sort of balance the two ends of your home? The old garage looked small relative to the other end of complex.

Not much new to post other than learning that you never want a sub to get into an argument with the inspector. The footing / stem wall guy has managed to fail 4 inspections in a row.

Not that the work is bad, first he didn't have the right plans (not stamped by the city) out for the inspector.

Then he failed to put the steel out where it had to go.

Then he put part of the steel out and insulted the inspector.

Then the inspector decided the footing was not accurately represented in the drawings and made us go back to the engineer and get it redrawn to show as built.

Finally we have passed, and the stem wall which is built up of concrete blocks, has been filled with concrete. It needs to set up for a week or so before we can push dirt against it. So now I wait.

And yes it will have central heat and air. A/C is not a luxury here, any more than heat would be else where. It will make this a year round useable area. It seems a shame to have something this nice that is useless 4 months of the year.

I am also putting in a 3/4 bath, and a double laundry sink. I also have to install fire sprinklers throughout.

The picture of the house is kind of deceptive, as the part of the garage I took down only accounted for half of the existing garage. I started out with a badly designed oversized four car garage. When it is done, i will be able to park 7 on the ground, and two on lifts, plus have a decent sized wood working area. But in general, you are right, the house is way too big, I need a MUCH larger garage!

I will post some update pictures this weekend..,

Progress at last

The builder went on a hunting trip and nothing happened for a little more than three weeks. This was followed by some delays in getting concrete, but at last we have a slab.

Finally some progress to report!

Things are moving again...

The electrical and plumbing rough in is complete. The insulators have come and gone, the outside has the first layer of stucco, and we have the first round of mud and tape done.
