Any Cost Estimates?

Hey guys. I am new here and have been dreaming of a nice garage for a long time. I just bought a house on 2.5 acres of land that are screaming for some attention.

Hopefully this is the first post in a nice build-up process with lots of input from you all.

This is what I would like eventually completed...

Basics:
30x50 = 1500sq ft
2 post lift (12 foot ceilings?)
Clean-Room for parking completed projects (2 doors...probably 20x30)
Workshop for working on newest project (1 door...probably 30x30)
Radiant flooring
Full electrical service
I am located in Central Ohio
Exterior will be vinyl siding.

Assuming I do this in stages....

1. Put in the foundation/walls/roof/doors...basically the outside structure
***I dont mind waiting on the floor for a while just so the wife can park somewhere.
2. Flooring/Radiant Hose
3. Rest of heating/electrical/lighting/insulation/inside walls

Would anyone be able to give me a general estimate of what the different stages might run...in particular the first stage I realize this is pretty vague, but I would like to get the first stage done pretty soon and don't have funds for 2 and 3 quit yet.

Do you have blueprints? Are you doing the work yourself? Hard to give an estimate without more details on the structure...

2x4, 2x6 contruction?
Pole Barn?
What kind of siding?
What kind of room?

A local lumber yard should be able to give you an estimate based on plans.

Assuming you pick the basics, I would say around $15K-$20K, but I'm completely guessing at this point

Sorry I do not have blueprints. I will do the work myself and it will be my first major construction project, but i have the help of several people in the area that build. I have built decks before, but this is a little different so I am trying to figure out if it is feasable at this point.

I am actually looking for recommendations as well. I am not quite sure what I should be looking for. I like the idea of a 2x6. I thought about doing a pole barn, but I would prefer not to. The siding will be vinyl.

Sorry, I am not sure what you mean by 'what kind of room'. It will be 30x50. Is this what you mean?

Maybe I should just get some plans and go from there....

Definitely consider 2x6 wall studs. I built a similar size (30 x 45) garage to the one you are contemplating and the extra wall thickness allows for more insulation. That means a more comfortable garage and lower heating/cooling bills! I took my ideas to 84 Lumber and they were able to work with me to develop a list of materials. I have "pan" trusses in half of the garage to give me a 12 foot ceiling height to use my 4-post lift. The other half has a 10 ft ceiling height with attic storage. I also mounted the air handler for the 3-ton heat pump in the attic. Since you are listed in Columbus, Ohio, your weather is usually very similar to what we have in West Virginia (3 hours from you, near Charleston), so the extra effort to insulate should be an important factor. Oops. I meant what kind of "roof", my mistake.

Will your town let you build without a permit and/or plans?

Ahh ok. It is going to be just a regular shingled roof like a house.

My county requires permits, unfortunately.

Call a local concrete company and get a linear foot cost for 4' walls, make sure it includes the footings.
Last time I checked a lumber package for a garage was running around $18./SF. That does not include windows or overhead doors.
Right now my vinyl siding is costing me $105.00 per square. (square = 100 SF).
When I built my garage I went to my local lumber yard and browsed through the bargin basement bin. I bought all my windows and 3 fiberglass entry doors for .25 cents on the dollar. Of course being a builder helps me get some deals but the lumber yard was thankfull to get rid of these unwanted items.
As far as the other items it depends on how much you are going to do yourself.

Wow great information! Thanks!

I got an estimate from 84 lumber on building a 1500 sq ft pole barn and they said around $11K. This was only for the building materials...doors, siding, shingles included.

What are the disadvantages of a pole barn? I guess I wouldnt mind building one if I could finish it like you would a garage with a block foundation.
