Before all large suitcases had wheels, they used to sell luggage carriers that folded up. A lot of them were light duty junk, but many were pretty heavy duty. I have seen some that are heavy enough to do what you want and also fold up. Unfortunately they are probably only available at flea markets or yard sales.

I have the "Magna Cart". It is pretty decently made, but it is too short for me (I'm 6'2") to pull comfortably. I certainly wouldn't put 100 lbs on it, probably 50 max realistically. It is nice and light and compact though. Fits behind the seat in the pickup well. The first one you posted with the rubber tires looks a little taller and better.

i use an old "granny grocery cart" for a lot of stuff, the one i have folds flat for storage, and the wheels are 8-10" diameter
when i was competition shooting, i set one up to carry a rifle, shotgun, small range bag, and all my ammo
i use it if i run to the pick-n-pull junkyards, lugging tools around gets heavy after a while, and i have someplace to toss whatever i'm buying
