Anyone here rent/lease a shop space?

My brother in law and I are out of space for all our tools, cars, and trailer with more to be coming soon and are considering doing this.

Cost will be a factor obviously but we both do a little side work that could offset a good chunk of that.

I did for some years. I did it out of necessity, I did not have a garage at my house. Really inconvenient, If I needed to work on a vehicle or lawn equipment it became a real nightmare. If I had a vehicle incapacitated and need a part I was screwed. If I load up a snow blower in the middle of winter, haul it down there, fix it, haul it back, and it breaks again (and it happens) - I get to do it all over again.
The final straw was when I got co-tenants. They slowly moved in and then their activities started to interfere with mine, they left their stuff everywhere to where I would have to move their stuff just to get to my area.
That's when I built my shop and haven't looked back.

I rent my shop that I run my business from.landlord is great area is great i'm happy working alone and for myself no more bs,don't mind paying rent to be on my own.it will earn me the extra money to build at home soon

i shared a 30x40 building with 2 friends, approx 5 miles from my house.

gave me a place to "get away" from the house, and work on my s-10 blazer trail rig, and a friends jeep.

uninsulated building, no heat, no running water, and limited electrical service.

3rd guy was a pack rat, and constantly left his stuff in the way, sometimes to the point of not being able to get in the overhead door.

we "closed up" shop after a year or so, i moved all my stuff back to my 19x22 garage.
i get as much, or more, done at home. less distractions for me, and less $$ out of pocket for rent.

i do kinda miss the place :(

I've leased a 30x40 building for 6+ years, I added a rotary phase converter for three phase power. The building is one of five on three acres so I have firewood storage area, bathroom, and a loft for storage. It's ten miles from my house so it too is a get away.

I have considered it but the inconvenience has always stopped me. I do have a friend that rents space since he lives in a trailer park but it's walking distance from his place so it isn't too bad for him.

I have been leasing for 8 years, I have a few more to go, then I am buying the place. I had to go 15 miles away from my house, but it was the best I could find that was within my budget. If you do lease, see if they will lease to own and have an agreed upon purchase price. I actually get 75% of my rent applied to our agreed price. I couldn't even borrow the money and get that kind of deal. I just look at as a loan with a $45,000 ballon payment.

I would say the landlord and price is key, either too much money or too much landlord would be a pain real quick.

I rent a 25'X25' located 5 miles from me to keep my trucks. Has lights and electricity and I put a portable shop heater down there for when I feel like working on something during the winter. Not much around here except storage units so I really lucked out. Landlord is great.

Obviously not as convenient as having your own garage but I'm not there yet so this is about as good as it gets.

I do for my side work and storage. My nephew and I share it and we both do side work out of it. He is a mechanic and I do vehicle electrical. Works out great. Not much we cant tackle in there. Has 1 lift as well. Its in a industrial park in the back so the rent is not expensive at all.
