Apartment over garage heat/air

Hey all, new to this awesome site, found it on the camaro site I belong to. I just finished building a 26X30 shop and have a bonus room (18X30) upstairs. I am going to turn it into an apartment/gameroom. I would like recommendations as to what type of heat and air I should use. The details are;

- Live in Southern Ga.
- Rafters are 2X8 on 16" centers, will insulate well
- Upstairs is just over 600 sq. ft. counting dormers
- 4' knee wall and 11/12 roof, has a small attic space (8' cielings)
- Not wired yet so all options are open
- Would like central heat/air type ducts

Thanks for any/all advice. I just want to do it right, already over budget so what's a little more.........

I'm interested too. We are going to build a 24x32 garage with studio apartment above. We will probably use a gas shop heater for the garage, but not sure what to use in the apartment. It will be occupied full time. We are in Iowa, so it's cold. We will probably just use a window A/C, but are on the fence about heat. Corn/pellet is an option, but I'm concerned about storing the material and mice. The small gas furnaces look like a good space saving option, but seem to have only 80% efficiency. Any advice?

I rent out the apartment over my garage....Forced hot Water/PEX tubing...been in the teens up here..apartment stays toasty...looking to put natural gas ventless heater but worried about any fumes etc. in the garage....
