I am very close to getting my 48W x 26D x 12H detached garage built. Getting ready to get some estimates. Curious about what you think costs would be for this. It is 1248 sq ft.
Some details of the plans:
a) It can't be more than 26 deep as the prop line setback would require a variance - don't want to screw with that. I can live with 26 ft depth. Side prop line has lots of room, not near the limit.
b) Metal roof and stucco exterior walls so it matches the house. 2x6 walls as I live in snow area for better insulation. Insulated slab is planned, no radiant heat. Forced air heating run off separate smaller (100 gal??) propane tank than my house (500 gal). I won't keep it warm all the time, so forced air seems the best for quick heat-up.
c) Planning for two 16-18 ft wide x 10 ft high insulated double garage doors along the front. One 3 ft side access door and possibly side window or skylights.
d) Requires about 2-3 ft of excavation towards the back, I live on a hill slope. The removed dirt will be used to direct water runoff around the side of garage.
e) Will have water and 220v electric run out to the garage, but will not have bathroom or sink. Just a hose bib.
f) To save money I am going to finish the interior and do the insulation myself. I will also add a lot more electricl outlets and lighting.
I fully understand that material and labor prices vary in different parts of the country. Also understand that my champagne taste does not meet with my beer budget. I can't really build it myself without taking way too long, I need it done so I can start using it and have a place to work on my cars. Basically a signed off permitted structure that I can then make more useable and save some money by finishing it out myself.
