after I inharitied my family home I knew the old shed from the 1920s wasn't gonna work. So down it goes and the city would only let me build 24'x30' but only if it had an appartment in it, god only knows why. It had to be small if it was just a garage.

Cool build Walt. Did you rent out the apartment? I guess you can use it to make some extra swag.

Yea it's rented cuz we're not living in the house while we do work on it. Just wanted someone around tell we get into the house.

Walt the new garage looks great and I would like to help you keep it looking great . I can come by whenever you like and remove that old rusty hulk of a pickup that was making the old building look so bad just let me know a time to pick it up :D:D:D.

sorry Rick the pickup has gone down the road (part of the trade for the 32). It's one of those things I wish I could get back.
The shop, cuz if I call it a garage I got to move it 10 more feet from the road, was kinda hard to give in because it had to be exactly in the right spot because of the size limit. One inch either way and the city could have said no start over.

Looks good ! My wife had a house that was built in 1928 . It was cool but same deal, had a tiny 1 car garage that was leaning over 6" in real bad shape.
Your new shop is awesome!

You guys up north run all your electyricity lines overhead?

Around here by me in CT the main roads and "established" subdivisions still have above ground wiring but new subdivisions and most new side streets are being done with underground cable.

I know, the power lines ****. I looked into running them underground at least from the pole but even if I dug the trench it was going to be a grand.

Ours are above ground here in older subs like mine 60's .We lost power from Hurricane Ike for a week and for 4 days due to the killer ice storm this winter . I can see the power plant by walking out to the middle of my street and looking over 3 blocks . The newer subs are getting burried utilities here as well. I can see the ice storm issues but who would think Louisville,Ky. would get hit by a cat 1 hurricane LOL>

this is extremely similar to what I want to build.
I'm thinking of about a 30x50 with three bays ea w/ a door on the long wall and a pretty full studio upstairs.

It's the county courthouse. There's a big bell up there that goes off every hour, I like it but when the old guy moved in across the street he tried to get it shut off. He came over and asked if I wanted to help him. I said how will I know what time it is if it doesn't ring on the hour.:bounce:

Nice garage suite. I just came across the new bylaws in my city regarding garage suites (the one I was planning on building next year) that were revised last month. THey now restrict developments to minimum 15 meter width, my lot is only 12.19m. :mad:
I really wasn't looking forward to applying for variances.

Keep in mind that what they used to build that structure is what would be the absolute minimum for code nowadays. The rafters look to be 24 o.c. but the walls were cladded with dimensional lumber, making them much more rigid than todays lightly clad frames.


Does you municipality encourage using these suites as secondary rental properties or was it just a loophole you found to maximize the garage underneath?

BooUrns it was a loop hole to get a bigger building but they do kind of encourage the rental thing, it was the cities answer to affordable housing. But what was really interesting was the fact that if I called it a shop and not a garage I could put it closer to the street by 10 feet. They had no real definition of what either one really was. But that's why I put a sliding door on the front just in case and also I got to use the old sliders off the old building, which are great cast iron pieces.
What I learned was to use the right words to get the biggest I could get.

Your shop came out nice. What's the plans for the coupe?

Where did the "A" model roadster P/U go?? REALLY like those as street rods!!

The A roadster was in the trade for the 32 coupe, then the A got sold to a guy that really just wanted the spare door that it had then it got sold again but I have no idea where it went.
The coupe was going to get a NOS 265 with a tri-power but the flathead cracked in my 32-33ish ford truck so I robbed the small block and right now the truck is a few hours away from running. But I have a good flathead and a 283 so I'm on the fence about what the coupe will get.
