At Loss - Leaning Polyurea, too many options?

Long time, no post. I have been without a serviceable garage for several years, and am under contract on a beautiful 3 car garage with an attached house. I have spent most of the weekend reading floor coating posts on TGJ..... :lol_hitti

It has been almost 10 years since I did a simple epoxy job on my first 2 car garage. It held up well, started to yellow a bit after 5 years, and then I sold the home.

From everything I have been reading I am going to be best off with a polyurea product (no clue which one), and I am set on a gray base, white blue and gray flake, and clear topcoat. Beyond that I am mostly interested in ease of application (I'll be doing it myself after closing on the house).

Once I have the floor completed I'll finish the walls (insulation + drywall) and order / hang some New Age cabinets and some LED lights on the ceiling. Closing will be in early may, with application in Mid May.


Pictures are below, however what I'm really looking for is to get some advice beyond reading accounts of other installations. New floor, in really great shape, I likely won't fill the joints.

Thanks Shea! That was one of the articles I read this weekend in determining that polyurea is the way to go for me. Now I just need to figure out what brand / product / supplier is the right choice.

We offer a super easy to use polyurea/polyaspartic hybrid one part coating with many satisied GJ users called SPGX. Minimal prep, rolls on like paint, extreme durability.

I’m leaning polyurea too. Asked a concrete guy I know and he dumped all over it. So I’m not sure now.

I’m deciding too, why did he dump all over it? Cost? Thickness? Durability? Something else?

How bout prep for a polyurea application. My concrete is all "sealed" with some kind of clear concrete sealer. My concrete guy just said he put a cure and sealer on it? Can I just apply the polyurea product over the top of this or would I need to remove the concrete sealer?

polyureas/polyaspartics while having excellent fluid resistant characteristics are not nearly as thick as epoxy systems so they can chip easier unless doing a full broadcast. Also they are much more expensive than epoxy.

In our opinion unless you have particular needs like super fast drying or low temp curing needs, no need to go the polyaspartic route.

What grit would you recommend grinding the floor too before staining and then applying a 2 coat clear polyurea coating? Thank you

I would use a 25 grit diamabrush or equivalent. I would check with the stain company as well. They may suggest you go back I’ve with a finer grit. If so we have one you can put on the same machine if you’ll cover shipping

I can't find the diamabrush locally for rent. I do have several sunbelt locations however. I just pressure washed the garage (along with the driveway, sidewalk, and front porch/ steps), but didn't get up as much as I would have hoped. The previous owners filled cracks with 2 different products. What would be your advice for a next step? Thank you
