Attached, New Construction

Hey guys as you can see I'm new here. My plans are to eventually build a large shed, a woodworking shop and a detached garage on my property, and there is no better way to learn and get ideas than this forum! Anyway, I figured in the mean time I would contribute with some posts on my existing attached 2 car. Nothing that special, but here you go.......

I took advantage of the new construction and added some features over the basic setup. Changes/modifications:

-8' door for taller vehicles (standard is 7')
-Added 4- 110v electrical outlets on two separate circuits
-Added 1- 220v for compressor/welder
-Added extra overhead lighting
-Added slop sink

Here are some of the improvements I've made so far. Still lots to do.

Yes, the garage is a MESS! I just moved in, and the wife already has me working on a wood working funiture job. I plan to do a lot more organizing.

First things first, the opener. This thing is stupid quiet. I forgot I needed the 8' kit so I got to install it twice.




Next up is epoxy. This is the good stuff, not the water based big box store ****. Had to order it in.






I added a stainless steel backsplash, IR sensor soap dispenser and GoJo dispenser to the sink...




The bench and cabinets. LED lighting. The bench sits in a bump out that is normally used for the hot water heater and air handler. Since I have a tankless water heater which is exteranlly mounted on the house, and the HVAC is in the basement, the recessed space is perfect for a bench. Keeps it out of the way.






Added shelving for small spray cans, etc.




More shelving to keep stuff off the floor......

Yard tools that need to be moved out of the garage once the shed is built

About your build...

1. What size is the garage?

2. How tall are the ceilings?

3. You should have put in more outlets.

4. You should have put in more lighting.

5. Good call on the 220v outlet.

6. Make sure the builder over-sizes your electrical panel so you can add more **** that will eventually become a priority that you don't yet realize.

7. What color are you painting the garage? Please...any color but tan. I speak from experience. I can't wait to brighten up my space.

8. If you are thinking about doing an epoxy floor in the future, find out what kind of sealers, etc the builder used.

9. What's the enclosed box on the ceiling in one of your shots? A small beam of some sort?

About your build...

About 20' deep, 22' wide. The bump out is 2' deep and 8 1/2' long, so it's 24' wide in that spot.

2. How tall are the ceilings?

10'-10", not bad for an attached residential

3. You should have put in more outlets.

I'm good with four

4. You should have put in more lighting.

Yes!!!!! Going to install more. You can NEVER have enough lighting.

5. Good call on the 220v outlet.



6. Make sure the builder over-sizes your electrical panel so you can add more **** that will eventually become a priority that you don't yet realize.

I did. 400 amp service.

7. What color are you painting the garage? Please...any color but tan. I speak from experience. I can't wait to brighten up my space.

Probably an off white, or a very, very, very light grey/blue

8. If you are thinking about doing an epoxy floor in the future, find out what kind of sealers, etc the builder used.

No sealer that I could detect. Used acid to prep/etch.

9. What's the enclosed box on the ceiling in one of your shots? A small beam of some sort?

I think so.

I see some of my questions happened before you completed your 3rd post (when it said "reserved", lol).

Anyhow, good call on the electrical panel/amp service upgrade. That should suit you well. FYI, I wasn't trying to be a **** head saying the electrical outlets weren't enough. I constantly find myself wanting/needing more. The cost is so minimal during construction that I'd add a boat load....probably on 2' centers or something crazy like that.

By the way, post 3 shows a lot of progress. It is looking good!

I like the floor. I presume you shipped materials in, and did a DIY job. I guess being new concrete the epoxy supplier felt comfortable with an acid etch? I'm in a flooring dilemma myself and like epoxy but seems most recommend GRINDING vs just etching (my floor is a couple years old). From what I've read, epoxy is great...but prep is a pain, and so critical to good results. Did you give any thought to applying the epoxy on the stemwalls? I see you painted them grey. Mine aren't that tall, I thought it might look nice to have the stemwalls match (even though they technically don't "need" the protection). Not sure how epoxy applies/adheres on a vertical surface.

Anyhow, keep the pics coming.

Yeah I hear ya with the outlets. The way I explained it to the builder was that I wanted to be able to, at random, stick my arm out with a plug in it and it would always find an outlet, lol. There never seem to be enough. My last garage had no outlets except for the one on the ceiling for the opener. That sucked. One before that only had one and I'd pop the breaker all the time. Four seems to be a good amount.

It's true epoxy is all about prep, but there's no mystery to it. You just need a clean surface to apply it to with no moisture. That's why I did the epoxy first before parking cars on the slab. Gave the slab 60 days to cure. No need to grind as the slab was smooth, clean and new.

It was DIY. You can do it solo, but two people is better.

That is actually epoxy on the walls, not paint. It just doesn't have the chips on it so it looks different. Went on great!

Now about the picture, back wall......on the left side, why so many studs? Then on the right side, are the stack of studs bowed or optical illusion?

Other than that, get that shed built and get the wifes garden tools out of there.
