I was asked about attic mold. Folks have an offer in on a 100 yr old house. Their ho.e inspector found mold in much of attic - board sheathing and rafters. It had been painted over.

Besides the work to prevent it recurring - probably vents and air sealing - anyone had mold remediated? I think it can be sprayed with right stuff - specialist/contractor - but I wonder if the painting makes it practical.

Guessing they may walk away but I wondered if possible to fix and just adjust price.

yup......seller has to pay for it though and get it done. normally they use dry ice as sandblasting it off followed by chemical/bleach treatments, removal of all insulation, and fixing the reason behind it like adding vents or fixing bathroom fan if vented up into there. I would probably walk if they painted it to hide it. I'm not aware of anykind of paint encapsulator for mold. I have it in my basement as its an old dirt basement and its a total pain in the ****. Any wood or paper and it comes back with a vengence.

11 years ago we had mold in a crawl space of the house we were selling. Had to have it fixed. I have no idea what they used but the company that did it sprayed over it w/ a special paint like substance. They were licensed by the county and supposedly used product also OK'd by the county for that use. They also replaced and sealed the plastic over the dirt and installed extra foundation vents one of which had a fan and humidity sensor.

I'm sure the problem can be solved, but I would let it be somebody else's to solve. There is no way under god's blue sky I would buy that problem, or trust that it had been reliably solved prior to buying the property. With so many others to choose from, why even wade into that swamp?

My acquaintances are walking away. I guess that means someone without an astute home inspector - and this was the most significant but not only issue he flagged - will end up with it. I guess having owned two 100+ year old houses and leaving the attic drafty was serendipitous.

Well hopefully it will get fixed. Some of that depends on who now knows about it and how ethical they are. W/ our problem our selling realitor said uh, unfortunately you don't have much choice, you have to fix it. She explained that at the very least the buyer, their agent, and she herself know about. So they are required to disclose it to any future potential buyers, otherwise they could lose their license. Could be that was just in the state of Md but I'd expect it to be even more common now.
