I've been lurking on here for a while and I'm finally getting started on my garage. I moved, a couple years ago, into a house with no garage and have been saving to build one.

In the meantime, my poor car has been sitting outside with a cover

I drew these plans and got HOA approval, just waiting on my engineer to finish so I can apply for a permit. It will be 36x28 with 10' walls and a vaulted ceiling in the single bay, for a lift

Hopefully I will be able to break ground sometime in April!

Thanks, I already have hoa approval, just have the county to worry about now. The siding will be white vinyl, I could never match the brick on my house.

You will save some money with vinyl. A number of houses here use Acme brick. All you have to do is call Acme give them the address and they will send you the brick that will match. At my last house they matched brick over 25 years old.

Finally got my permit today! Trusses, lvl's, door and windows are ordered and the tree guy is coming Friday or Monday. Should have some progress pics soon!

i'm hoping to do this in my future as well...my HOA doesnt really care much if you want to improve something on your property since it is infact your property, so long as it isnt gaudy, or sticks out like a sore thumb, being a different color, or obviously home built by a guy who has no idea what he's doing

I wanted to. Believe it or not, gum trees are protected in my county. Could be worse, I'm pretty sure the town protects pines.

It's not a ws6, unfortunately they stopped making ws6 formulas in 2000. It's just a regular 01 formula in a rare color. I have perpetrated much awesomeness to it though, lol.

My neighbors just got approval to remove what I think was a gum tree from their back yard. We're on John's Island.... not sure if you're in Charleston, Dorchester or Berkley or even if that makes a difference, but it might be off the protected list now?

Good thing they cut it too....it was about 75% rotten from the ground to about fifteen feet off the ground, with no sign at all from the outside.


Garage plans look awesome....wish I had that much space!

Slab is done! and the 2x lumber has been delivered. OSB, LVLs, trusses, entry doors and windows will come next week.

looks like the basis of a nice garage.....i see the foundations & floor are all one....interesting way of doing it....never thought of using a raft foundation for a garage.....keep them pics coming

It's called a monolithic slab. Most detached garages (and slab houses) are done that way, at least in the south. It's much more economical than a stem wall type (footing and block) and I think its stronger.

IMHO - Why pay for a WS6 when you can trick out a base model for less. Been there, wish I had it back.

What he said - won't find anything else around here. We don't do basements either except some commercial buildings. Frost depth is zero. A big slab like a house or large shop will have beams (footer looking trench like on his perimeter) across and longways at intervals.

• how much you budgeting total (PM is fine if you're shy )I think its gonna be right at $20k before any interior finishes. That's with me doing a lot of the labor myself and with hourly help. I had a lot of extra cost in my slab that would not be incurred with a level site.

No wainscoting, just vinyl. It is common in this area to use treated plywood on porches and areas close to grade. We get a lot of rain.

CertainTeed Landmark Weathered Wood shingles done!



Finally got the framing punchout done after weeks of weather delays and being too busy to work on it. Special thanks to Dorchester County Building Services for telling me I couldn't put the shingles on til after the sheething inspection. When the inspector came, she said "why didn't you put the shingles on yet?" She didn't know why the office told me that. BS At least I had felt on it for all that time.

Anyway, should get it wrapped and windows/entry doors installed this weekend.
