Hello,

I've been a long time stalker of this site, but being 23 and still in college has left only dreaming of some of the things you guys have!

anyway I live in Atlanta and I'm looking for a Live/work space as they call it. basically i just want a warehouse space i can use to store and work on my cars (6 total) that is liveable (shower and toliet at least). I can't seem to find a space like this.

ideally, a good size warehouse space with a loft that has a kitchen, bathroom, and a place to put a bed would be great, but right now i can't find anything and open to all suggestions.

thanks

It looks like you want the same thing my Son wanted when he was in college. He hated dorm life. He wanted a 2 stall garage with a bathroom and a cot.
Good luck finding what you want.

You need to find a cheap warehouse space in an undesirable area. One where they don't ask if you're living there. If it's only one floor, you building your own elevated loft/mezzanine and plumb in a shower, etc. Do it stealth.

Have you considered your local Multiple Listing Service (MLS). Talk to a Realtor about a Carriage House... the new community by my place builds their garages in a style of a 2 car garage with a "suite" on top.

Are you looking to buy or rent?

I found a few nice aircraft hangars around here that I could rent, but they were going for close to $2000 a month, and then utilities on top of that.

There was a nice shop which apartment I had looked at buying, but once I got more info on it I found out it didn't have a well or septic (yet was all plumbed inside). Also I was leery of something like that if I wanted to sell.

Sure it's the place of my dreams, and probably the same for any gearhead bachelor, but I could JUST see what the women folk would think of it!

I'd look on Craig's List for starters. I have a friend that rents his shop. It's a bus garage which isn't used anymore. 3 bays, ~45x60. $400 a month, though in the cold months the gas bill is $500-600 a month

in many cities, you can have a dwelling unit in an industrial zone, sometimes a CUP is required, sometimes not. First start by looking for a warehouse you like, then look into being able to live in it.

looking on craigslist, i see a few warehouses that are labeled not for automotive use.

so far i've seen one that would match what i'm looking for, its in a not so great part of town.
