Hello all,
We bought a different house a year ago with an additional adjoining lot. We were “downsizing” but somehow ended up with a bigger house and a lot that is nearly three times the size of our former one, add in the second lot and we end up with 1.3 acres, how does that work!!
After years of wishful thinking I am finally taking the plunge and building a shop/garage. It is 34' X 36' custom plan. The finished walls will be 10' high and it will have a 9x16 door, and 9x10 door. No HOA’s to deal with, but the covenants of the subdivision require it to match the primary dwelling. I originally purchased the second lot to secure my view (golf course and hillside) not wanting someone to build behind my house and basically be in my back yard. I had to jump though a few hoops as the covenants also do not allow for a shop on a lot by itself, they require a dwelling with an attached garage. We contacted the original builder who is also the subdivision developer and asked him if we could add on to our house, staying on the original lot. He indicated we could, but we would have to move all utilities and UG sprinklers which could drive the cost up. He made the comment that it was too bad I didn’t own the empty lot as that would be a great place for the shop. I explained to him that I did own it, but was worried about the covenants. He reviewed them for me and then came back with the solution: we get the lot(s) surveyed and aggregated into one large lot that of course would have a dwelling on it (my current house) which would then allow for the construction of the shop on my lot. FYI, we are building it far enough forward on the lot as to not obstruct the view and we get the added benefit of blocking of the neighbor’s house as well!

The aggregation and survey went without problem, took about 30 days and a couple thousand bucks, but we were able to finalize the process last week. At the same time the building permits were applied for and plans were draw up. The permits were a breeze and issued two days after the plat was filed with the county so we were ready to go. The builder was ready to go as he had a framing crew at my house last week and they prefabbed a majority of the walls (they actually had another job delay so he could get there quicker than originally planned!)
The excavator dug the hole yesterday so we are finally rolling. I’ll try and keep up with the progress!

Thanks, mine is the Brownish Red house, I am blocking the Green house. We have a great view off the back deck under the pergola to the right of the bump out in the picture. We look at a pond and the 18th green and further to the distance some hills leading to a beautiful mountain range.

We have walls! The crew was here bright and early last Wednesday, formed and poured the footings. These sat for a couple of days and they poured the walls Friday afternoon. My better half just notified me that they stripped the forms an hour ago, so a another couple days of cure time and we start the flat work. Wood should be flying soon, my excitement is building!

Construction is crawling so.........we head for the mountains! Too the RZR and Toy Hauler out for a few days. Now that I am back to reality I hope the floor gets poured today (scheduled for it) and we get to framing soon!

The floor is poured. To start they framed the man door in the wrong location and had to saw cut the opening in correct placement. They last night they "framed" in the wrong door location only it wasn't the wrong one, it was the one they saw cut. Luckily I caught it and contacted the GC, he had the framers/concrete crew back out this morning at 6:00, by 6:30 they were pouring, and the door was even in the right spot!!

Framers arrived ay 7:00 am, and just went to lunch! they expect to be installing trusses in an hour or so! great to have some actual construction happening. FYI, the windows are spaced too close together and they will be moving them today as well.

Framers are moving right along! That Hip roof with a Gable end over the larger garage door is quite a feat of framing, at least it would be for me. The second shot give a bit of perspective of where the garage is located in comparison to the house. Looks small back there, damn should have went bigger.....LOL

Framers are done, just met with GC, roofer, electrician and siding guy. Roof is starting now, Siding starts tomorrow as well as electricity. Moving right along!

Great looking garage! It's going up pretty fast.

I'm trying to get full view...would you mind providing an aerial view of your house (& immediate area)? Like from Google Maps...

Thanks guy's we are very pleased with how its coming along.

Here is a areal shot to give you a of the lay of the land. The blue line is the complete property line after we aggregated the two lots into one. The red line is the former lot line of the second lot. And finally the black "box" represents the approximate location of the garage. It is not quite situated on the photo correctly as it parallels the lot line to the left, we will then pour a pad to park an RV beside the garage.

More progress today, the dirt guy is grooming the back lot and preparing to build a retaining wall to the north of the shop.

Hi All, was in Alaska on business last week and the crew got with it. They have finalized the RV pad, Sidewalk and Driveway. The insulation is done and siding is finished as well. The sheet rock is being delivered today and they anticipate starting Wednesday as well.

Had one issue, the laborer that back filled the electrical trench, cut a sprinkler pipe next to the house, obviously he didn't catch the break and it ran water on three occasions before my wife spotted the excess water pouring out under the new retaining wall. I guess the silver lining is that the final grading of the lot is correct and the water ran away from the garage to the drainage area.

Well we've made great progress, the garage is on the downhill side of completion. Its painted and insulated and we finishing the landscaping! More to follow.

Well that has to feel good. And it looks good. Not bad considering you want from a greenfield to this in a short period of time.

Nice build Maximus, I thought building mine as a conventional framed, but I wanted a 14' ceiling so I went pole to keep from having to build 3' stem walls.

Thanks guy's, the entire project went pretty fast, it was about 40 days from breaking ground to finish.

I thought about a pole shed but given the CCR in the subdivision we were concerned with the ability to finish it to match the house. At the end of the day it was probably for the best to have it done the way we did. Now on to filling it up!
