Hi all, just found this forum and at just the right time! I am in the process of having plans made up for a Boat barn/ garage with an apartment above.
Here are the plans so far, I would like your input and thoughts on what I have so far.
If you have any suggestions on items to add are ideas of things I want to think about having in the barn let me know.

I like what I see.

With the span that you have you will need engineered floor joists.

It looks like all of your plumbing drain lines are aligned. You need to check your framing plan to make sure that you don't have a conflict. You also need to ensure that there is sufficient height in the bay to slope the sink drain to the stack which will be at the toilet.

The stack will be 4" cast iron or PVC and will require a wall section framed with 2" x 6" plates and studs. The wall between the tub and the toilet is a good candidate. Does it align with the closet wall below?

What are your plans for heating and cooling and heating hot water? Will you need a mechanical area? Where will your HVAC duct (if any) work go?

Electrical and water supply lines are flexible. But drains and HVAC ducts need straight shots.

Adding a second story makes everything more complicated.

I like it, but I have two suggestions:

I'd add a door so you can get to the garage from upstairs without going outside. To a lesser degree, I'd add a door between the bedroom and the bathroom.

Thanks for the input, sorry for not checking back earlier. After a site visit we have decided to cut back on the scale of the project. It was getting to be bigger thank the existing house and way too much money.
We are going to just put up the barn side with an apartment above, new plans to come!

Here is the new plan for the boat barn. Now I am looking for ideas on builders for the Cape Cod area. Trying to keep the cost down and just get the basic shell and foundation done.
Any ideas would be appreciated.

Have you been to the town hall to find out what the permit process is yet. Building in or around water in Mass is a nightmare.. Good luck

Are you going to put in a boat lift for a classic "Woodie"?
