I feel your pain on this rental. I’m getting to do my first major rehab after tenants moved out. For some reason they thought it was ok for their dog to use the family room window for a doggy door….
You are doing a great job upgrading your place, hope my crew is up to the task at mine!

I'll be glad when it's over! It has been so time consuming. I feel like I haven't sat down in 4 weeks. 4/17 was the official start date. That was the original "clean out" day that I hauled trash. I have to be done by Thursday morning, the cleaners come for final clean. So this will have taken exactly 30 days.

We missed two months of rent since it was vacant for May and I got stuffed on April by them staying half the month but not paying anything.

Progress looks great. A lot has been accomplished. How come they did not pay? Was it not in the contract or did they get the boot?

It was previously being rented to in-law family and they played the 😭😭 card of if they paid rent they wouldn't have enough gas money get back "home" (where they came from) and my wife is a lot more sympathetic than I am, so she told them not to worry about it. However when she said that it was our understanding they were leaving like around the 4th-6th not the 16th. It became a "just one more week" "just one more week" situation.

My oldest daughter and I ran over this morning and installed a few of those flush mount LED lights (the fake can light looking deals) and replaced a bunch of the light bulbs with LEDs and also reinstalled all but a few (couldn't reach them all in the kitchen around tile work) of outlet/switch covers.

Our first trip to powell in July. Coming out of Baker I lost one tire on the boat trailer. Then just north of Vegas, lost another one. So we limped into Mesquite that night and I decided I was getting all new tires that next day. Seemed like a great idea with the exception no one in town had 14inch tires and it would take a day to get them. Well wouldn't ya know they happen to have a set of pretty cool 15" polished aluminum rims that fit and truck tires to go right on them.

When we got ready to leave the hotel and the wife saw what I'd done she was MOST impressed. Yessir, I even got a one fingered salute out of her. :)

I am just glad I wasn't towing. A Lot of times I am and it's not little stuff to boot.

The wife has not seen them yet 🤫🤫.

They have been stacked in the garage for a few weeks I've just been too busy. So she's had to have seen them right 🤷

Ya I remember you getting rims and what I couldn't remember is if you got tires, so I was kind of wondering. Looks way better. The only ride we've ever owned to not get rims while it still had paper plates on it is the wife's new ride. All though I hate the stockers, I just can't see putting rims on a Forester :puke:

My wife had a Forester when we first met. Dang thing had like 324k miles on it when we sold it. I'm not a big subby guy but it was the super boxy one so maybe like a 1999 or so.

In a similar vein, years ago when we were in the baby hauler mode, we bought a Dodge Caravan. We needed an option that strangely gave us the bigger motor (3.8l). My wife really didn't appreciate that until she drove her sister's Caravan with the smaller (3.3l) motor. She loved the power difference. Fast forward to last year when we bought her a Subaru Outback. I insisted on the XT version for the 2.4l Turbo motor option. I never got a whisper of a complaint when I explained what the XT option meant (insert Tim Taylor grunt).....

In 97 I ordered my wife a F150 extended cab lariat with the standard two tone paint deleted for the monochrome look and every option. While my fleet guy and I were checking boxes he said the 5.4 liter just became an option so ya!, check that too. When the wife was going over the order that night she said wtf, you didn’t need to do that.

When It finally came in she took of and while making the turn onto the freeway on-ramp goosed it n drifted the corner. When I finally caught up to her at home she says “I like my motor” 🤗

For as long as we’ve been together she’s always had 4x’s to drive. Couple K5’s that ford, H2. The only oddball was the fx35 up until the subi. I had no idea why she liked it as she gave me an option. A very specific package on the subi or an beemer X6. That was a slame dunk decision with the exception being I had to buy that specific ride out of state since no one in Az had one. Oh well it saved me like 50k 🎉🎉🎉

Boosted, ya we need to get together sometime. I’m all over this state most every day. And with Prescott to Avondale or downtown being almost a daily grind, making a slight right in the afternoon is no big deal. Also if you guys are up my way, I’ll extend the same invite. 👍

Great transformation. Hopefully, you wont have to do that again anytime soon. We remodeled a house once, then lived it in for 10 years, rented it out for almost 10 more, and then remodeled/updated it again before we sold it. That was rough, but I swear I knew every screw, board, and 2x4 in the entire house.

Sweet transformation. I like the look of the kitchen.

The yard is looking nice too. I just hope those rocks stay put. We have rocks and woodchips out front at my gf's house and well the rain over the years was not too kind. I have been tempted to get woodchips for the front and back but now it's just been too hot but it will give me an excuse to prep the backyard for the babies 1 year old birthday in July. Last year was the baby shower where I helped her dad put down some artificial turf. Doing it with no heavy machinery and good ol muscle... :( She mentioned she wanted to get another roll, I told her only if she rents the equipment because between using her dads truck, towstraps, a couple guys from outside home depot and cutting it like an onion, nope nope nope LOL.

I gotta go install metal edging all the way around the yard, that will hold them in. That's what I did at my house too.

“Who ya gonna call when they come for you….” Great that they see the people serving our community are real people too!

They had a blast. They got to sit in all the cars/trucks and talk to all the officer's and firefighters. They got coloring books, stickers, activity books, whistles, crayons, footballs, all kinds of stuff.

Breakfast burritos and donuts were being served. It was a really good time.

My middle daughter got to talk to a couple of the firefighters and sit in the truck which was super exciting for her because she's been saying for a long time that she wants to be either a firefighter or an EMT. She's 5 but she's stuck on being one or the other.

A mobile notary came over this morning so that we could sign documents on a work deal.........yeah 🤦 Keep in mind this is down the side of the shop and it's built on an elevated pad. So even though it doesn't look it this is up hill pretty decent.

I got a little shop time after the kids went to bed so the current project is more garden beds. The wife has requested more garden boxes since all the current ones we have are planted out and she wants to expand. These are made out of the free metal I picked up. I have a friend that requested some too so I will be making several of these. Not quite done but almost.

Instead of staying on the driveway she drove off, up and in a circle right through my new rocks. 🤦.

Not sure how this was the best path in her mind. She had parked back where the gold 1/4- meets the black crushed asphalt. Would have been a much shorter distance to just back up.

Let just clarify this situation.

This would be like someone coming over and driving though your nicely manicured front lawn grass. This is our grass. 1/4- is for driving on. 1/2 to 1" rock is decorative and crumbles under weight. So it really shouldn't be driven on.

Basically she drove through my grass 🤨

Don’t feel alone B. Here’s a shot of my former driveway. For an idea of scale the circular part is 26ft wide and I can’t tell you how many times someone was off in the planters. Now back when all that had a fortune in landscaping it’d really piss me off, the dirt - ya not so much 😎
