Thanks for the dimensions and follow up ... One more ? I was curious about .. wouldn't it give you more shop area by putting the apartment on the 40' end? Of course the roll up would need to be on 60' sidewall but would end up with 20x40 apartment and 40x40 shop. Just wanting to hear your reasoning. Thanks again

Just stumbled on this thread. Great work. I'm from Denison and living in Melissa right now. Wife and I have been discussing doing the shop/apartment first and building the house later as well. We are in the process of trying to find land right now.

Sorry didnt see this back in may, I did the house down the side because my main door faces north and the plane for the future is to open up the south end for a good breeze in the summer when the wind is primarily out of the south.

Land is preety expensive out this way but worth it for the lake access. Good to see another texoman on here!

Yeah we are seeing anywhere from 6k-25k an acre between Melissa and Sherman. Would you mind giving me an estimate of about what you have into the shop/apartment? My wife is only open to this idea if it's financially feasible and it has been hard to estimate my overall costs without getting actual quotes. I will be doing a majority of the work, minus concrete.

Not really many changes, or updates. Been living in it for a few years now and it's full of projects! We started construction on a regular house and should be done with that in a few months. Once that's done I will probably begin a remodel on the shop aparment. Planning on using it as a guest house down stairs, but the 2nd floor will be opened up to the shop and made into storage / loft. At some point I'm going to have the roof insulated to cut down on the heat, and possibly look into air conditioning the entire area and finishing out all the walls.

I've been meaning to ask, did you put up the shell, or did you hire someone? If you hired someone, who did you use and were you happy with them?

I put up the shell, but with labor hired from craigslist. Just following the instructions on the drawings the came with the building, and went up pretty well. Took about 4 days for the frame, 4 for sheeting.
