And so it begins.
Foundation has been in for some 7yrs probably.
Yeah. Long wait.
26x28 w 12' ceilings.
Full septic, water lines in and 200amp all set.

End of day one.
Long day of lifting pre-built walls and roof trusses in place.
Almost had an issue.
I asked for 12' clear inside ceilings with drywall.
They gave me 12'2" at the garage door.
Problem almost was, the floor slopes up as you go back into the shop, 3" of rise.
That's for inside car washing in the winter.
So...I actually have 11'11" clear in the back.
Rechecked the lift height I want and it says 11'10" total overall height.
I'd say they dodged a bullet.
I discovered the screwup after about 4-5 roof trusses were up.
Yes, I would have made them come down if it wouldn't work.
I'll have about 2" room above the lift.
Good progress but I'm glad I'm home.

Yes, the second floor wall and roof is a truss system. 12x12 pitch for second floor headroom.

I have 8' clear on the second floor but I'm not planning on using it. I've got about about 24.5x16' up there.

I wanted a full wet garage, sink, drains, etc.

Code would not allow a floor drain so I had to do a full septic for the shop.

Kinda silly for a sink in the shop but that's code. As long as the code required a septic to have a full sink in the main shop I decided to build the second floor to be an easy setup for a guest suite or whatever.

If you have full septic I would go ahead and plumb at least a half bath either upstairs or down before you finish the walls. Always nice to not have to go back to the house or track anything through when you got to go.

looking nice so far, definitely plumb and wire the upstairs while you have easy access, won't cost very much and it can all sit for a very long time if you want.


The clearance issue would have only been mildly annoying. Easily rectified by adding an additional top plate run to the walls. Particularly if your walls are 2x4s. Anothe r2x4 flat on top, or even an 4x4 or 4x6 etc if necessary. Annoying and not what you paid for, but easily and quickly corrected in a very short time, especially if you were paying for crane / boom time to get the trusses up.
