Building 30x45x12 Advice

I'm in the process of trying to hire a contractor to build me a 30x45x12 with a concrete slab. I know very little about construction, so i've gotten prices from 38k to 28k. Yesterday I found someone to do it for 20k, seems very odd and way out of the norm. I know what everyone says, if it's to good to be true it is. Well i'm wondering what could I do to cover my ****? What kind of things could I do to insure he does a good job, uses good materials? Just need some advice.

All those prices sound pretty good. All you can really do is talk to the last few customers he had. Look at some shops he's built.

Get itemized quote from each, have a construction contract, and payment plan. I would tell them you want to pay for materials, when need delivered (concrete, lumber, millwork/doors, etc). That way they dont take you check to pay off a different bill.
