I am getting ready to start building my 32'x46' three car garage. It wil have 3 doors on the 46' side.

We have decided to turn the garage doors toward the house, and the garage will be 67' from the house. The only issue I can see with this is backing a trailer up into the garage, which might be hard to do or maybe impossible.

It will have an attic bonus room with stair access over two of the bays. One bay will have a vaulted ceiling to allow clearance for a future two post lift.

Is there anything that I may be missing that I should try to make provisions for?

I will post progress pics as soon as we start.

Sounds more like an 8 car garage to me, my 27 X 22 is a 3 car garage. I envy you. Makes sure you have lots of outlets, seperate closet with sound proofing for the compressor, footings for the lift, heat?? plan it all out.

Not suere what height you were planning, but I would recommend at least 10 ft, more if you can. 67 ft should be enough to back a trailer near, but would be tight. How long is your trailer and how long is truck? A longbed crewcab does not turn like a shortbed reg cab.

Put a lot of elec outlets and enough 220V to run welders and compressors or other large machinery. Insulation is more the better.

I have 18' aluminum car hauler. And a 4door short bed Chevy.

Great size! I wish I had an extra 6ft of width. The 32ft depth is perfect (for me anyways)
I don't think you will have to much trouble with the trailer if you are good with it. (coming from a truckdriver)
I thought I put in plenty of outlets but I wish I had more.
I did put in a trench drain in one bay to wash vehicles, floors slopes slightly towards the door and drain is 18in from door.
Plan for lift now and add footings in the correct area and know how you are getting power to it.
Enclosing the air compressor is a good idea. I plan to put mine outside in an enclosed lean to.

Here is food for thought, how close is the door that you want to park the trailer in compared from the driveway heading back there? and how wide is the door. At a buddies place we used stakes and caution tape to simulate the barn and the door openings so he could see how bad it was going to his boat in and out. it worked pretty good.
At my place i have 48' between the barn and the fence- the lot is "T" shaped- and where i store my 24' enclosed (96" wide) trailer is a 12' wide 32' long slot in the barn. The door is offset aprox 10/11' to the right(looking at the barn) of the drive/fence/property line and is 11'6" wide. I can just get the trailer in with just inches (2 to 3)to spare on the fence using a ford cclb superduty dually. I do this by my self so i think that it is do able but your wife might not like it if you go off the drive way. Good luck on the project

Im currently building a 30x48 Pole structure. I have 12 foot ceilings. It will be big enough for a lift one day. I have room upstairs also. 10' wide 6 tall. Food for thought.

Lifts require 12' side walls. Why vault the ceiling? Just build 12' off the block foundation or concrete. In floor heating? You can lay the PEX and connect it whenever. Hard to do after the pour. Doors on the roof pitch side? Unless your'e in the southwest, I'd build gables over the doors, rain and ice are a PIA. You can't put the doors in the gable end? could you draw us the layout? I'm bad at envisioning -:( Some zoning doesn't allow a floor drain, and some rquire all outlets be ground fault protected in any concrete of earth floor. (Not sure exactly how it's spelled out)

I want to have three garage doors. So the doors are going on the 46' side.

My old garage was 30 x40. The doors were on the 30' side (gable end). Always wished they were turned the other way to make it a three car not a two car.

The weight load is not an issue over the doors if you engineer it right. I think a double 11 3/8" x 10' long LVL holds around 1200-1600 lbs. (cant remember for sure). A triple stacked 2"x12"x10' holds 990 lbs. The weight load for my area is 940 lbs. So the LVL and the 2"x12" are more than strong enough to hold the weight of the roof.

I own 11 acres so in my area I am exempt from a lot of plumbing codes. A floor drain is not an issue.

I would like to do heated floors, but the budget does not allow. I have a free natural gas hvac unit, so I will use that.

I may go 12' ceilings throughout, but I can not make the garage look bigger than the house (wife requirement). So I may go with 10' over two bays with attic above, and scissor truss over the lift bay.

Why would you accept that? Have them do it right.

I did not catch it in time. Had the blocks laid and then caught it as we were laying out the garge doors.

The same guy that did the footer was supposed to do the floor and my driveway. Needless to say i am looking for a new concrete guy.

Maybe too late, but I'd hate idea of backing trailer up for 67 ft !! Could you build your garage with Drive-Through design?? Thus, put a 9x8 door on back of garage so you could just drive thru with the trailer??

Another cool idea for your concrete floor is buried anchor cans. These would give you anchor points for pulling items in or around the garage. Also can use for body work, frame straightening, etc.

Good luck with build. Post up some pics.

Do you have a link to the anchor cans?

I will get some pics up later. Got to get water line in this evening.

{RE: anchor cans} They look something like this....

http://www.northerntool.com/shop/tools/product_382411_382411

Looks like Randy beat me to it for example of anchor can. Here's another example that they call Anchor Pot:
http://www.autobodytoolmart.com/champ-floor-anchor-pot-1600-p-11538.aspx

There are a bunch of threads out there on GJ where guys have installed these in concrete floor for anchors. I had trouble finding using the Advanced Search feature of GJ - - thus I tried using Google and found bunch with:
concrete anchor chain site:garagejournal.com

Good luck with your garage build.

Would there be any reason why I should not put the air compressor upstairs in the bonus/storage room?
