Building 46 x 32 Shop

This is my first time ever posting a thread. I'll try and keep up posting on this build. I'm building a new shop here in Oregon. I'm in the Scenic Gorge area so if any of you know about that you're aware of what I've had to do to got this build started. I'm only allowed 1500 sq ft of out building on my property because I'm under 10 acres. That's why shop is only 46'x32'. It's going to have a Rotary in ground 2 post lift in the first bay. Retaining wall on west end with loft above for my clean room. That area is for building motors, transmissions and rebuilding shocks. I'll be able to walk in from house back yard to loft. Under loft will be fabrication area and Office. Slab will be radiant floor heat. Here's a few pics of area and my drawing so far. I'll be digging back to that fence and that well house will be torn down because that exceeds my properties 1500 sq ft of buildings.

Are the rules because of the city, county or State? Seems like on 10 acres you should be able to build a larger structure.

He stated that is max allowed because he is "Under" 10 acres.

Rules are from the Columbia Gorge Scenic Act. Enforced by the county. Yeah I have under an acre but if I had 8 acres I'd sure be mad that I couldn't build more than 1500 sq ft.

Still waiting on engineering plans for the retaining wall so I can get my permits. I dug out the rest of area for shop so now when I get the final plans I can start digging out for footings. Did some more drawing on solidworks. Not sure if uploading it right on here. Getting ready to order my lift soon. Going to put in a inground Rotary SL212 in the first bay. Been debating on building a recess box for it so I can drop it below floor level and cover with plates so it would be like not even there. Also debating on flush mount floor LED lights under the lift. Anyone got suggestion on that if even worth my time?

You're lucky they even let you build, the Columbia gorge act is a pain to deal with. My sister has a house in hood river.

Finished up forming and rebar on footings. Got my approval from inspector to pour concrete so tomorrow morning the trucks are showing up. Used the fastfoot form fabric and so far really great product. Highly recommend

Poured the stem walls and retaining wall today. Everything went well. 16 yards of concrete. My Rotary in ground lift should be shipping out tomorrow so I'll be digging the 9' hole to set it in here shortly. Then the foam and pex tubing for the floor heat.

So I've been very busy with concrete and finally done with that till spring when I can pour the skirt in front of door. I installed my Rotary 2 post lift in the 9' deep hole I dug. Laid a bunch of 2" xps foam and ran 1700 of pex al pex tubing for my floor heat. I thought I could get away with not using an uncoiler. Yeah wrong on that but was not going to spend $500 on one so I threw some scrap steel together and made one up in 20 minutes. Actually worked really well and after pushing in 600 of those staples in the foam I was wishing I had bought one of them staples.
Was kinda chilly at 33 degrees for the slab pour but it never dropped below freezing so that was nice. I just finished up the sill plates and this weekend we should have the entire shop framed up.

Guess I've been so busy I totally forgot to post some more pics on here. Been moving in some tools in main bay area to start doing some work. Still need to finish up office and loft area. Floor is on and working good but going to change the system to a Primary/Secondary loop system when my other pump shows up next week. Friend talked me into keeping it simple with one loop but we didn't realize how restrictive the Hydro Shark Micro boiler is so quick easy redo will fix it and make way more efficient.

1700’ of pex in one single loop or did you mean one zone? Is it 1/2” diameter?

Just saw the photo of the multiple loops.

And I am glad you did not install the pot lights under your lift. There are a few old posts that discussed these at length, seems shadows would be a big problem as well as possible leaks and less than safe liquids associated with auto repairs.
