Block layer, try contacting the local vocational school. They may need some projects for the upcoming Spring semester or the teacher may be able to give the reference of one recent graduates that he's proud of.

Back at the conversation for the septic. I was at a LEPC meeting and one of the members was from the Health Dept. She stated they still have grant money (for our county) left over for updating septic systems. You may want to stop by yours and see if they can do anything for you. Might be worth a chat.

Same around here - "barndominium" are a super hard sell and I've been told some agents will politely refuse to take your listing. But if it's what you want, go for it. Stay there long enough for it to be someone else's problem LOL.
When this is finished it will be 4949 sq ft, plus a 3 car garage, plus storage above the garage and master suite, all accessible from the loft, outside storm shelter, on 6 acres with a 40x100 steel heated truck garage 50ft away, several agents I've spoke to said it would sell faster then I could imagine and for good money. We don't ever plan to move, so I'm not concerned.

I wasn't aware of that. I think our township got grant money, but it was gone before we received it. Friends helping friends if that makes sense.

Very popular around here. We added an 80 by 30 building a couple of years ago with furnished interior - 880 sq ft workshop for my wife and an 880 sq foot 2 bedroom 2 bath apartment (remainder is an indoor pistol range). The appraisal district taxes it exactly the same as a 40 by 60 plain steel building that is 50 feet away.

The apartment is every bit as nice as a new stick built home inside. The suspended ceiling is the only giveaway that it’s something different.

We built our barn with resale as a secondary concern ( however due to my work, valuations are always in the back of my mind) so the goal was to maximize lifestyle and enjoyment of the place. In the last two years I have had six inquiries if our place was for sale and one offer out of the blue by a client of the agent who sold us the land. In the current market, I am thinking resale won’t be an issue should we contemplate that idea. Barns around here don’t last long but I think they are like all real estate property in that there are three rules to selling .....location location location.

As soon as you say "living space" you are saying "residential code" for the entire building.

With that in mind I think a new barn and a new build second home would be cheaper, and allow more flexibility with both buildings.

It would avoid the connected home/shop noise/smell problems.
