Building a hangar. Please help

Hello,

I'm wanting to build a hangar in Phoenix AZ, it's in a residential airpark community. I'm in the early stages of planning and I'm trying to see how much each material is roughly going to cost. Once I choose one I'll have some basic plans drawn up. I'm just looking for ballpark quotes from what you guys paid and any advice would be greatly appreciated.


I already have a 6" slab poured but no footings. I would like to build a 50x40x14 maybe (50x40x12 if a lot cheaper) hangar with a parapet roof and stucco. I'm wanting to have a 40x10' opening in the front and a 12x10 opening in the back for doors. I plan to use sliding hangar doors which are supposedly easy to install myself and a large rollup door in the back.


At this point I'm not requiring any plumbing, hvac, electrical, insulation or drywall. I can do that stuff myself with help from family in the trades. I really only need a contractor to poor a foundation, put up a building and a roof. I really don't want to go metal unless I have can't afford stick or block. I'd like to be under $20 sqft since I need very little but, I'm beginning to think I'm in la la land.


The best quotes I have on Stick is $40sqft and $13 sqft for block but that doesn't include a roof.

Qualified quotes and accurate estimates are the only way to find your answer.

What is being built in that area? Is the airpark new? If so, what are they building?

Here, at most airports, and especially ones that recently have expanded their stock of hangars, wooden pole barn type construction is used. Because of snow, vertical bifold doors are used. Will your sliding doors seal well? Think of birds getting in and building nests and pooping everywhere.

That's true. I was just hoping to get a range on what I should expect to pay per sqft. I'm only getting a few quotes back and they all seem high. Some are bragging about how much work they have, good for them but it sounds like price gouging to me.

There are about 15 homes in the airpark and it's roughly 30 years old. There's a variety of hangars that have used every material but only a few recent builds. Two are metal and one appears to be icf. I'm planning on asking them once I get back (I'm deployed) and I learn a little more about about the process.

I'll save about 3k with the sliders so I'm not 100% sold on them but from what I've read they work fine. I worked a few years as an A&P and all the hangars I worked in we're sliders.

No aircraft yet. I would like to get a steen skybolt though!

How can you tell if the quotes are high if you haven't done a takeoff and done an estimate?

And if the quotes are all in the same range, then that is the price.

But how can you get quotes without plans and specs?

Define the project with plans and specs.

Bid it out to at least 3 qualified bidders.

Then you know.

Also, talk to the neighbors who have built recently.

Do you just want aircraft storage, or a 4 season, comfortable workspace as well?

How well have you defined the project, to get these bids? They could all be WAG's (Wild *** Guesses) for lack of definition.

In the desert, concrete block is king, from what I observed when I lived there. Also, if your Spanish speaking skills are good, there are a lot of people who are very good at laying up block for not a lot of money.
