What do you guys think of this for a basic floor plan? any ideas?

Building a Shop/apt

With out door locations it is hard to say. But the master closet and laundry are to small. Pull 1-2' out of the master. You will argue with me on this but thank me later. Also what are you doing about zoning and permits. May I ask how you plan to finance such a project?
If it was me I would build the apt. over the shop, but you may have a reason for not doing it that way.

There are no covenants
I own a small apt building right now in an oil boom town... I've had an offer that will pay off my remaining debt on my apt building and be enough to get awfully close to paying for this whole project
I'm single and thinking about doing a heated concrete floor throughout no basement.
The garage door will be offset to one side of the shop to allow more undisturbed work room on the other side. It will be on the South end, the same end as the apt. There will be a walk-in door on the south side as well, probably right next to the "bonus room" so I can use the rest of that wall for a large flat screen.
