Just building a New Home(Modular Amwood) &Contractor has changed the size of the house,the garage doors& location,the rotation of home90%,now "Can't do the hardwood floors"($14,000) now $16,000 drain in garage from a 12"X144" to a 8"X8" (a 127% decrease),we sat 35days ,when Contractor doing nothing,renting a Camper @$1,200 a month,,,what's really funny he wanted $60,000 to sheet rock the basement (30'x68') now will do it for free(no wonder he's trying to increase prices?),I could have done for $24,000.oo .many more changes without my approval,Hope alls well with trying to build new homes?

Still cannot belive our America has Contractors telling crazy stories about Building new homes for Customers that want wahet they want!

Ok I'll bite first. How and at what point in the process did the sqft and orientation happen. Before or after plan check and permits. Next one, how in the hell does he come back with different pricing if you have a contract.

First thing you need to do is review the contract. If all your original design, costs, ets. are on that contract and you did not approve a change order, they cannot deviate.

If there is no contract in place, it is time to hire a new contractor.

If there is no contract, I hope you did not give the contractor any money.

Second at what point did you realize he was deviating from the plans? I would be at the job site almost daily if it was my house just to oversee everything.
You can tell him NO and STOP can't you?

I know a little of what you are going through. I had a contractor that did similar stuff. Due to the sub that poured the foundation I got 10' wide doors instead of 12. Left one man door out (which I recut), other man door on the wrong wall and too low (I also fixed that). I had to fix the ruts from where he thought I'd put new driveway (parallel to the existing driveway, just 25ft over).
Things got better with the framing but I by the time they had the shell done I fired them.

"I had to fix the ruts..." He may have done you a favor by not making ruts in your existing driveway.

My complete sympathy to the OP. It's stupid to have to go through that. You would think with the economy the way it is that there would lots of eager qualified people wanting work.

A lot of times they feel they have you over a barrel and will settle because you are tied to your finish date. They have sub contractors that eff up and he knows he is financially obligated to change it but would rather pass the issue on to the new owner because it is a. easier and b. cheaper. DO NOT let him get away with unauthorized changes! The only way they should be able to move forward is if you authorize the changes to the contract. Which I would not do without carefully considering the issue and getting something in return, like a discount or an upgrade on something else.

No replies from the OP. Either he's a troll, doesn't have a contract, or has a contract with no teeth and was looking for sympathy. Too bad, so sad.

maybe got two plots, plans, and contracts mixed up.

maybe someone lost their ruler, compass, and notebook.

maybe the camper is sounding better all the time.

Instead of blaming said contractor how many change orders did the home owner pass through???

with out seeing the scope of the work proposed its difficult to assume anything

Contractor decided to drop the square-footage of the garage by 127-percent?

Changed the orientation of the house 90-degrees?

I don't believe in the "Lawsuit Lottery" mentality, but I'd be in court loooong before now.

I'm calling ******** on this. I don't think a contractor would make all of those changes that are that drastic. Changing the direction the house faces by 90 degrees, can't do hardwood floors.......someone isn't telling us the whole story or the other half of the story. And how does one get a $16,000 drain in a garage?

C'mon OP....let's heat a little more on this.
