Hi,
Putting up a 20x24 structure. Have some grade issues with the property. Wondering what you guys think the best course of action would be to solve any water issues before they happen. I will attach some pictures of the site and maybe you people could give some input on what I should do.

I was thinking of building a 2 foot high wall on the back left corner that would extended about 8 feet or so along the back wall and left wall that would act as sort of a retaining wall.

Also I was thinking about laying in some weeping tile/french drain and sloping it towards the front lower area that should drain into the sewer that is nearby.

What do you think I should do?

Thanks for any help

What kind of foundation are you doing on the garage? Slab or walled foundation with a footer? If you go with a walled foundation, just tile your gutters to the storm sewer and slope the dirt away from the foundation. If going with a slab, have it built up with some gravel and compacted before pouring.

It's hard to judge the grade from a set of photos but in general I'd try to keep the dirt away from your slab with a short retaining wall. Bring in some gravel or sand and keep the slab as high as practical. Then build a retaining wall a few feet away from your building.

Was planning on a monolithic slab pour if I could get away without making a sort of concrete pony wall on the back left corner.

As the site sits now it has been compacted all around and pretty close to level. My next plan was to bring in a lot of gravel and slowly compact and add and level to build a nice sort of gravel pad to start the slab work on.

Once the slab was set and I remove the forums I planned on digging/shaping a sloped trench or ditch around the back and sides and taper it off going down the sides. In which I would have a gravel bed, 4" weeping tile/french drain then buried under more gravel then a layer of topsoil/sod.

Think I could get away with out a retaining wall if I leave enough room to make a gradual sloping ditch/gulley around the perimeter?

I had only one spot on my lot where I could put a garage. Right in the line of fire of run off of my lot, the side stree above it etc. Builder basically ran a cluvert under my garage. Works like a charm.

that isn't something I thought of. I will prob do something like that buried culvert to the sewer as well as the weeping tile around and a sloped trench/ditch. thanks for the ideas!
