Building New Detached Garage

Hello all,

I found this site through other automotive related forums and I'm about to embark on building a detached garage (ahead of our forever home by a few years). I'm a big time car nut and while I doubt I'll ever have those "exclusive" name cars, I can certainly have my share of fun with a few less expensive ones.

My wife hopes the garage fits the design she wants. I hope it houses cars (3-4) until the house is built (few years away due to job relocation requirements).

Must haves:
Oversize 3 car
Possibility of a lift in a stall
Attic space
An attached multi-purpose room (gym/man cave/theater/ office)
A big *** fan
Some cabinet storage (basic tools, cleaning supplies, sports equipment)
Level two charger for an EV
Not be slippery after a storm (we're in FL; these are common)
Budget is about $25k (based on research this sounds feasible)
Fit the aesthetic the wife wants for the forever home
Be built by the end of the year

I'm not asking for too much am I? If anyone has experience with building a garage in the greater Jacksonville area, shoot me a message as I'd love to pick your brain.

There's no way you could get that for $25k here, but I know it varies greatly by location. If you can get that, then more power to ya. I paid $42/sq ft in 2017 for a basic structure - no drywall, minimum code required electrical, 8 foot ceiling. I updgraded a lot and was a hair over $40k for 768 sq ft (24x32) which works out to $52/sq ft.


I've since upgraded the electrical more,insulated, drywalled, painted, installed epoxy floor, and added a mini-split unit.

Consider building to a HVHZ rating, even-if you're not in the area for that. Yes, more-expensive, but it could mean the difference between 'still-standing,' and 'OMG, look at what just-happened, wahhhhh!'

All doors and windows at a minimum should be impact-rated, even-if you aren't in a HVHZ area. Once doors and windows are breached, the roof soon-follows. I saw many, many demolished homes after Andrew and Wilma, to name two which passed through. I am a FL-licensed plans examiner and lifesafety inspector.

A hip roof is better for wind resistance than a gable-end. Be sure that you get shear-walls around doors of any-type. You want to design/build for windstorm survivability. Remember that code is a minimum.

Honestly, I doubt that your budget is realistic.

Welcome to the forum from Southwestern California. I guess you will be spending some significant time with an Architect who is familiar with your local building codes.

I would suggest you mention that somebody recommended you consider Poly Carbonate windows for impact resistance. I recently watched a news report about looting during a Civil Disturbance and saw video of an aluminum Base Ball Bat bouncing off a store window.

Thanks for the replies. I think the 25k might be low as well. My FIL built a "warehouse" or "industrial" style oversized 3 car garage for about 22k 8 years ago. It's about 50 x 35 but is "just" a garage for his boat and woodworking equipment.

Are the industrial style garages typically less expensive? That was one thing I couldn't really figure out.

I found some plans for an oversized three car garage with dedicated storage and a separate bonus room above it.

Should I go custom or find a floorplan that I can make minor adjustments with an architect?
