Building/Slab cost

Hi,

New to the forum. Tons of good info here.

I'm building a 40x50x16 Mueller engineered in S Texas (Boerne area) and I'm trying to figure out what this thing is going to cost me. So far:

Building delivered w/Bolts $18,000. Includes 2 12x12 roll up doors, a walk door, and insulation. Galvalume roof with tan or grey walls and colored trim. Includes tax.

How does this look? Am I getting my head ripped off?

I drove from Arkansas to S Texas today and stopped at a Mueller branch near Dallas. They told me the going rate for a slab is around $6/ft. I'm hearing $9/ft here in the San Antonio area. Seems really high. Any better deals out there?

I think locally concrete is about 130 a yard. I'm in central missouri.

Depends on what the engineer wants for piers/pier footings, how much rebar, wall thickness/height, slab thickness/reinforcement etc... It can vary a whole lot.

$6 is going to be on the cheap side for a 2000ft building

When they say $6 per sq ft do they mean JUST the concrete, or do they mean the total cost of prepping the ground and putting in the forms, pouring the footings and the slab?

To my way of thinking $9 per sq ft is not terrible if it includes everything. I would say that it is a bit on the high side, but not terrible. But cost varies quite a lot depending on the area of the country and I have no idea about the cost for the San Antonio area.

Steel building requires a much different foundation than a standard stick built foundation.

Last steel building I did, the engineer spec'd 16'x16' pier footings 36" deep (24" frost line), 2 mats of #5 bar tied 6" o.c. 3" off soil and 6" above that for the 2nd mat, 4 uprights tied from the bottom mat into the piers, with 2 square bent #4's tying those together, anchor bolts tied to those, and 2 #4's tied to the uprights coming out of the piers into the slab. Wall footings were standard 24" deep, 12" of Crete with 3 #4's, but made them 4' wide . Insane really. Wasn't because of soft soil, he was worried about 'uplift', plus his percentage I'm sure....

$6 a square foot is plenty, dont pay more than that. A friend near Conroe Tx paid $5 a sq foot recently for his 40x60 metal building slab.

Wow I thought California was higher? I paid 5.25 SQ foot for the pad and 3.75 SQ foot for the driveway. I do have some low spots but I think my guy did a good job?

Yes, that's the all-in turn key cost per foot. $6 would be awesome. $9 seems way too high.

The cost will depend a lot on how much prep work they have to do. The concrete people are not going to do the prep work for nothing, they are going to charge for it. Depending on how much prep work needs to be done $6 per sq ft is not going to cover it. If by some chance you do find someone to do it that cheap, I would be hesitant in hiring them for fear they would do a crappy job. High quality workmanship does not come cheap.

My folks live north of Boerne (out Sisterdale Rd) and the going rate is between 5.50-7.50 a foot depending on size, footings, PSI, post tension etc. Some family friends are building a extension onto their garage with 3500 PSI concrete and some deep footers as it has a large slope and they were around 6.50. I am in the soon to be building stage myself so I have been asking around as well so those numbers appear to be in the ballpark.

That would work. You're in TX, too. $9 is just too high for such a simple job.

Material on my house slab 2 weeks ago was $7400 for 63 yards of 3500 psi mud w/ fiber, 1% accelerator, and heated water.

No clue about the building.

$6 - $7 seems to be the "turn-key" norm around Dallas/East Texas. I just paid $110/yd for concrete here near Dallas.

$6 would be awesome. The Mueller people around Dallas told me that was the going rate there. I've had some bids at $9 here in the san antonio area but that's way too high.
