Builds on 35 acres

Have been busy the past couple weeks. Got the 25x75 building skinned and roofed over the last two weekends. I think the building got longer with every sheet I put on it...

As you can see, we sacrificed windows for interior wall space... makes it look like a bath-house at the lake now... :/ Anyhow, I hustled to get the sheets up. Some friends came and helped with the last 2/3rds of the roof, thank the Lord for them. Got done in 2 hours what took me 6. I still lack some lap screws and trim I hope to finish up this week, but it's in the dry now.

Concrete guy came back too, finished up the sidewalks here around this house and building.

And they are working on the "shome" addition so we are staying in projects around here.

This past weekend I took a *little* time off from the projects...

Went with some friends and took the boy Jug lining... he had a blast.

Then did some yard work, and got the pick the first ripe peaches of the season... delicious!

Well, been busy with work (the kind that pays) so I haven't had much time to spend on the projects, I did a little decking in the shome and decided I would play around with time-lapse...

I really wished I could work that fast... man, I'm slow.

Welp... There's been a lot of progress... but then Flickr went and did what they did, so I haven't ever got around to figuring out and alternative... maybe I'll eventually get around to it.

A lot of us got stung by Flickr, me included. I've been using Google Photos since and have been happy with it for the most part. You might check into it.

LOL...that's OK. I just updated my decade old thread with Flickr images to replace the missing bucket images. You had me worried there for a moment that Flickr had lost their mind too, like p-bucket did. Not anxious to make that move again soon, and updating old threads everywhere.

So... I started the task of updating the photos... hope they are starting the come through, using google photos now. Have several more to bring us up to date...

Got all the old photos updated, so now to get up to speed on the progress so far.

So, on the 25X75, after getting it skinned in, I framed in the "breezeway" between the house and the big building to connect the two.

I put brown sheet metal on top and did board & baton cedar for the siding. I think it does a good job of tying the buildings together.

Next up...

We got to get some insulation in here.

I hired a company to come spray it. We did 4in open cell on the walls and 6in open cell on the roof. Turned out great and definitely could tell the difference before and after.

Next I punched a hole in the wall of the "house" and put in a door... Now we have access to the new part of the building.

I put in an exterior door for the extra "seal", but will probably leave it in place. Will eventually get it all trimmed out.

Yep, it's definitely much nicer, you still "know" it's raining, which I like, but can easily ignore it, instead of the noise drowning out everything else.

After getting it sprayed, Lumber yard dropped off a pile of sticks and I got to building out the interior.

I think I got about 80% of the framing done in about a week, but it took me another 4 weeks to finally finish it all up enough for the HVAC guy and electrician.

The HVAC and Electric subs have FT jobs and do this stuff as side work like me, so it took the HVAC guy a couple weekends to get finished, electrician about 3 weeks working evenings and some on the weekends.

Something different about this HVAC install is that we wanted the condensor located in a spot that ended up about 60ft from the handler, so in went some extra tubing.

And a lot of wire (this was just the start)

The large room will be "sewing/quilting" work room, so we have a lot of power available, walls and ceiling, quads at 48", etc... Also, a lot of light, 16 cans around the perimeter and 6 surface mount bay lights. We are going completely LED in this building as well. They want it lit up.

We had some exterior sconces on the long building to help dress it up a little (kind of looks like a bath house at the lake with the small high windows and such). It definitely lights up.

This get's us up to the last couple weeks. After the electricians where done I ran data cabling throughout the new building and spliced and rehomed the data cabling in the house to a Leviton "structured media" cabinet I installed in the "big" room. I think I'll like using this, little pricey, but well built.

For the last week my son and I have started handing rock. Did the ceiling in the big room first. Just a bit under 16 sheets of 4x12. Some of the crowns on these joists were just ridiculous, I shimed several edges and still will be floating a lot of mud on this.

Probably be at this for a bit longer.

I did learn that a good drywall screw gun makes a huge difference. I did the ceiling in the big room entirely with a regular driver and feeding screws with my fingers. Started seriously considering a gun with collated screws, bit the bullet and got one and Oh My! I'm pretty sure we are working at about 3 to 4 times the rate we were.

Nearly 16 months between posts may be excessive.... Well, we got this building done. Got it completed and started quickly filling it up by around the end of March 2018. Then I got back to slowly working on our shome, of which I've been picking up some steam of late. I'll just start posting up some photos to get things caught up.

So, picking back up. Got all the rock hung by the end of 2017, literally on December 31st hanging the last sheets. Some (more) shots of the process and end results.

Shortly after I got a sub to do the tape and mud, so it only took a week, instead of a month... pics of that to come, I hope...

I had lined up a sub for the taping and bedding and they were ready to start pretty quick after the new year. Some progress pics

I also put some siding up on the connection between the two buildings. Went with some cedar board and baton style.

While the subs where doing their thing my uncle and me took down the last roll up door on the shome that needed to come out. He had built himself a gin pole and we balanced it on some scaffolding to get it high enough... it worked out pretty well to get the door down.

It took a crew of 4 guys a little over a week, but they finally got the walls and ceiling finished. Went with hawk and trowel texture to match the house.

Have a friend who paints and he let me burrow a sprayer. Sprayed a coat of primer and two coats of semi gloss white, and went ahead and rolled a 3rd coat to make sure it was all even. It looked good with just the 2 coats sprayed... looking back, I'd just spray a 3rd coat and be done.

The horizontal siding is the "house" part... 25' x 41' (fairly small) MIL's house on the south end, and the lighter vertical siding is the 25' x 75' Quilting/Photo studio and storage/"woodshop".

Yep, we've kept the door between the two buildings.... we can shut off the other part at night and what have you.

Got the paint on so on to the floors.

Had some left over tile from remodeling our previous house so I threw some down in front of the exterior entrances and in the bath.

Then started laying the laminate floor, if you noticed the big stack in some of the previous pictures. Some of the more inexpensive stuff from the bog box store. It's not the best, but, not the worst either. Covers a lot of concrete for a decent price. It'll do well for the application in these rooms. We'll be putting this stuff in the really large room (~900 sq ft) and studio.

Took a couple days getting it all down. My son was a big help in keeping things in motion fetching planks and setting them into place.

As the floor transitioned from the big room into the photo studio room we didn't want a seam, so I just ran the floor back into the room and worked backwards.

All in all, it turned out pretty good.

While I was working on the floors the electrical sub was doing lights and trim. If I remember correctly they finished with their part around the same time I finished the floor.

So, after getting the laminate done, I got grout in the tile work.

My wife was anxious to spread out of the house a little, so we've kind of taken over a little of the big room for a makeshift "living" room until we move to our house. So pretty much as soon as I got base trim down and transition molding and such we started moving stuff into the building. I think we had stuff in before I had even got the interior doors put in, just enough base trim in where stuff would be against the walls.

I also got the all the drops punched down and media cabinet setup.

Yeah, I'm surprised as well, the insurance benefit is nice. I think when dealing with residential loans and stuff, steel framing or siding being "unconventional" may cause issues there. At least it did in our area. One of the reason we are cash flowing our current build.
