bummer on my garage addition

house next door is 20' from my garage side...with city codes, setbacks etc. best I can do is a 13x22 next to my current carport both on back of house.....I currently have 2 car garage with 8' ceiling, carport behind it with same 8' ceiling.......what do you think should I build it and if so go with stick or metal? End game is to put a 2 post lift inside (will be 12' high -max allowed)

wall height, will be flat roof unless city decides to raise height limits which is now being discussed. in future would change to something with peak/slope if rules change.

Consider doing something where you remove the carport and make a bigger structure attached to your house.

I was only allowed to add 12' x 20' onto my garage, but had a more generous maximum height of 15' to work with. with 9' walls and scissor trusses, I got enough interior room to just fit in a lift. You should be fine with what you're being allowed.

just to add ... I want the garage to be closed off by itself, wife uses carport and want to be able to secure new addition when not working in it otherwise I would just make current carport bigger. Glad it worked for you BMW Rider and I think I will be ok with what I am allowed. IToday city said in future (1-2 years) they may allow higher max roof which means I could go back and add some form of pitched roof to better blend in with house, even though located in back.

BMW Rider...looked at your link for your addition...VERY NICE, think I will copy the way you tied the roof in when/if my city approves higher roof, again very nice build.
