I'm looking into several different flooring options but I'm leaning towards epoxy but I'm unsure if my current floor can be prepped/fixed for epoxy.
There are a few hairline cracks and perimeter damage from old carpet nail strips that have been removed. I believe these can be fixed with epoxy patch/sealant and grinding so I'm not too concerned about these defects.
I'm more concerned about a crack that seems to be from tree roots and is slightly raised. Is it worth grinding this level and patching or will this just be a short term solution?
Also there seems to be some rust/metallic floor staining; will this come off with grinding?
