I’m not sure how I always seem to wind up with odd circumstances / weird projects but here goes: I recently moved into a property I had originally purchased to refurbish for a family member. About ½ way through the remodel family plans changed and my wife and I have finished out the house nicely and moved in. The property also has a 22x24 metal carport type garage. I say “carport type” as it is constructed on a slab, with square tube “ribs”. All metal sheeting attached in a horizontal plane. The roof and wall are the same with the horizontal sheeting just rolling from top of wall to roof. The ceiling of this structure has fiberglass insulation which must have been installed at assemble (it was plastic barrier pinched between ribs and sheeting which holds insulation up). The PO had finished this building out by installing block foam on the walls (between the ribs) and securing with metal furring channel, then sheet rock. A false ceiling (Sheetrock) was also installed using metal studs / furring. It actually seemed to make a pretty tight / well insulated building. I should say I am in NE Florida so have both hot and humid summers and occasionally cool winters.
This property was vacant for a couple years before I purchased it. During this period mice / bugs and rodents moved into the garage, using the various open areas behind the drywall and foam block like a hiway system! Also the building wasn’t sealed up real well so moisture, etc. was present. Quite a disgusting result. I’ve ripped all the drywall out and pulled the furring down / removed foam etc. The clean up is going ok, but I have all the Styrofoam block which I am considering reusing. I have been successful cleaning it.
I am considering basically re-rocking the garage in quite the same manner as originally described, only with some improvements. I am thinking about using closed cell foam to close up gaps in / around the Styrofoam block and walls (hard to tell exactly were mice got in, although they chewed many holes in Styrofoam!). I will use some home remedies to deter the mice (tea bags, hair clipping, etc.) I am concerned about condensation ( in walls) and wonder if the PO intentionally didn’t seal everything up to allow some vapor transmission? Should I be concerned about this?
Also there are some penetrations through the metal sheeting which I need to repair. The sheeting is pretty thin, Looks to me like 26 or maybe 28 gauge. Any suggestions on how to approach this? Replace entire sheet, or patch? How to apply a patch?
We don’t plan to stay here long term but I have some projects I would like to undertake so having a nice work space will really bring some “quality of life” improvement! --Thanks for the inspiration !
