I'm looking at building a Carriage house kinda like this. I guess I can't attach links or images until I have 5 posts. I will attach the link here soon. I've found a lot of different plans on thegarageplanshop and other sites. Looking at wanting to build something that has 2 bedrooms and 1 bathroom upstairs.

Has anybody built a carriage house here? I want to know your thoughts or what you would change to make it better and price to build. Any help would be much appreciated

The garage part is pretty straight forward. Determining the ceiling height/overhead door heights/widths.

The living part is all about insulation- considering it's basically exposed on all 6 sides; want to make sure the framing material(s) creates enough space for plenty of insulation.

Welcome aboard. What you call a carriage house is important to see so post pics when able. My garage size 30x36x12 turned out so big I had to make it a statement. As there isn’t any red barns within a few miles of me so I am going for a victorianesque carriage house look. I did not do a second story so didn’t need footers below frost. That saved me about 20 grand. Exterior details have added significantly to the price probably about ten k once done compared to vinyl. If I was doing bedrooms and such I would have framed it instead of trusses. You will need plumbing and water so that always adds to the cost.
If I did my size with what you are talking about and you built it yourself I’d put it around 80k. To have someone build it about 120k.

There have been a number of carriage house style garages posted here, the trick is finding the discussions...you can try using the search function at the top of the page, buy you will probably have better luck using Google to search the site instead.

Here's a couple scans from one of my dad's old architectural drafting textbooks from when he was in college in the 1930s, I've always liked this one.

Something to consider.

Is it just a parking garage or a working shop?

Fumes come into play very soon.
If a shop, you should have big ventilation with an exhaust at ridge height.

If you're planning on having the garage and living spaces air conditioned/heated by forced warm air, you'll need two separate systems. Also, if you're planning on having a service pit, check with your AHJ about it. Not too many areas allow them anymore without extensive ventilation systems, if at all.

With mini-split systems now you can have one condenser unit outside with multiple indoor units. Would probably work well for a small area like a carriage house too.

No doubt. I was specifically addressing forced warm air or central A/C. I should have been more clear.

Some advice from building mine:

1) Make the first floor tall—at least 12 feet. You might want to add a lift at some point in the future.

2) As long as you are taking on the expense of building it, do a nice second level. A garage doesn’t add MLS square feet. A living space does. The value it adds will help defray the cost of the build at a relatively small incremental cost.

3) If your house is nice, match the new living space to the old. I’m talking about details like lights, doors, trim. It will feel more cohesive.

4) Include a bathroom upstairs.

Ok guys, sorry for not posting pictures and links up right away. So here is one of the designs that I like.

I would like to have around 1000 sq. ft on the 2nd floor with 2 beds and 1 bath. My house that I just sold was just under 900 sq. ft. on the main floor. I was thinking of at least doing 10 foot ceilings in the garage with 8 foot doors and would like around 1200 sq. ft of garage space.

I have been building a detached garage that resembles a carriage house design since August of 2017. It's 44 x 44 with two normal bays and one RV bay. We need to obtain garage doors for it but basically the building is erected, roofed, sided and windows installed. Next we will turn our attention to the inside and finishing the bathroom on the first floor, framing a bathroom for the 2nd floor, installing lights, etc. Not sure how to upload pictures, perhaps someone could provide some pointers?
