Above 1200 Sq/FT Carya Acres 40x60 Build

Over the years I had slowly worked my way up from my parents drive way, through small single car garages in various rentals and finally to a large 3 car garage at our last home. When we started looking at homes for a big cross country move one of the top items on my list was at least a comparable 3 car garage. However we found the perfect house and property but it had no garage. What it did have instead was a barn that could be used as temporary storage for my tools, a few other outbuildings for other storage needs and 9 acres of land with plenty of space to build my dream shop.

On the property was a large area that had been cleared and leveled for the previous owners plans that never materialized, but gave me the perfect location for the shop. Overall the flat area is about 120x120 with 2 driveways and the road from the house coming into area. There is also already a separate 200amp power service that only connects to the irrigation well near that part of the lot.

Plan for the shop is a 40x60 pole barn. It will have 3 roll up doors. 2 12x12 on the 60ft sides to allow for pull through access and a 16x7 on the front to provide parking for some of the finished fun vehicles. The back half of the building will be my working area with a 2 post lift and space to grow into. The front will eventually get a loft over half the width for an upstairs office as a quiet place for work from home. Downstairs will have parking on the tall side and additional work space under the loft.

What made you decide on 14' sidewalls instead of 16'? I feel like the default is 16 to be able to do a 12x14 door

Will be using metal trusses that have a vaulted style so will have extra height inside. Wanted good height for the loft area but not to tall.

I don’t have plans for an RV in the future do didn’t need a 14’door. But in the future a taller door could be added on the end walls.

Gotcha. Personally, I'd just buy once cry once here. It's only $200 more for a 14' door over a 12' door. a 14' door could help with resale value in the future if your plans change for an unforeseen reason.

But it's a lot easier for me to spend other people's money than my own.

Oops - put my foot in my mouth here - forgot the door was on the eave side and therefore has to be lower than eave height

Have some plans for the area above the door. 7’ doors on previous garages have always worked for what I needed and have the taller doors if I get something bigger

Started work on stripping off the topsoil and grass in the area today. Builder is scheduled to start setting posts on Tuesday

And today the floor was poured. In the next couple days they will do the saw cuts. Then waiting for the building contractor to come out and finish the structure.

Continuing to work through the back orders of various materials and now on track to get closer to finishing the building. Trusses arrived and were installed yesterday. Today they are continuing with framing. Insulation is supposed to be available next week so they can proceed with that and metal.

Majority of framing is in place. Insulation and steel should be starting tomorrow.

And the shell is now complete. After several materials delays the contractor finished their part of the build. Now the really slow process of doing my part to finish up begins. First up trenching to run power and water to the building and building driveways to get vehicles in to the building.

Working on grading around the building and starting to trench for power.

Finally getting back to working on power. Had a tree come down on the overhead lines shortly after my last post. Then life got in the way. Today back at the trench. The rental trencher made much faster work than digging with the backhoe. Tomorrow should be running the wire and connecting the pole to the shop sub panel.

Got power to the building. Slowly working on adding circuits and finishing out the interior walls. Doing OSB on the lower walls and then a row of slat wall. Have had it in several past garages and really like the ability to hang and move things around.

They are actually 2x4s. Bottom one is pressure treated as it sits right on the concrete.

Yes, the horizontals are 2x4. Bottom one should help as solid protection for the bottom of the wall. And the upper will tie in with workbenches in the places I will be adding them.

Added another section of slat wall this morning. That was the two pieces I had left from my old garage. Need to work on tracking down some more.

Started on the structure of the workbench for this section of the shop. Using a couple husky chests as the base and some framework to tie everything together.

Did a little bit of picking up and organizing the workbench area. Got a few things hung up on the wall. Still working on getting some more but easy to move things around as needed.

Finished out this section of wall. Someday I’ll get around to painting it. Was able to find a good deal on more slatwall and have enough to move in to the other sections of the shop.
