Hey guys
As stated located in Central Ohio. Just put a bid in on a house and will need a garage. Im looking at 30x40 with 12 or 14 height. Im also considering radiant heat but haven't installed this before.

There is a lot of information here so I have been looking and reading thru the posts.

Anyone have a company that they suggest in the area for building? Any advise for a newbie with first build? Any suggestions would be appreciated

Definitely run the pex pipe in the concrete floor, it's a minimal investment and you can't do it after the fact.

I'm over in Hilliard. Radiant sounds great. My attached garage gets cold. Can't offer any recommendations, but good luck. Looking forward to the build.

Welcome from Westerville. I built a 40x64x12 I did the work myself and saved a ton of money, bought all the lumber from Carter Lumber. My only regret is that I didn't go 14' tall. Good luck with your build.

Im a general contractor and I live in Marysville, OH. I have built a few pole barns but I'm finding its more economical to bring the Amish in! I'm actually starting a 40 x 72 building for a client tomorrow and I'm using an Amish company to build it for me. I'll let you know how it goes! Feel free to contact me if you need anything!

Welcome to GJ Randy, what part of Columbus ? North, South,East or West might have a bearing who would be recommended.

I know a guy in Morrow county that doesn't pole buildings on the side. He currently has, IIRC, 3 lined up for next year already.

Welcome from another Buckeye! The number one thing that everyone will tell you is bigger is better. And yes you would love the 14' side walls. If you are planning to finish the inside of the garage, you might want to get a price on a sick built garage....you are going to stud the inside anyway. Good luck!

Welcome. I'm starting a build on Monday. I'm in Hilliard. Doing a 24x32 12' with scissor truss'. I am having an Amish company build it for me. They ended up being the best priced. I was referred to 2 companies from others that had already done the leg work and had these buildings. The one I went with is called Superb barns. I can get contact info if you want.

Thanks for the info and welcomes guys. I got a couple quotes and debating doing at least some of it myself. It seems everyone has Amish crews install around here. We will be in the Johnstown area.

I may have to run the pex and wait on the rest of the install to save $$. I would also like floor drains and maybe rough in a bathroom. Not sure yet. So much to consider that I haven't thought about Im sure.

I am up in Sunbury. I would strongly recommend DIY Polebarns though I just bought their kit and had my guys throw it up. 30x48 with 14' walls.

I recommend the 14' ceiling as well.
After being in mine others 10' ceilings feel so low.

As said after you have 12' walls or so your friends 8' side wall seems like you have to duck your head to get into the garage. You'll love 14' walls.

Im thinking of buying a kit, having a frame built and doing some myself, any thoughts on that? I know it will take longer but could be some substantial savings to be had so I can put the money elsewhere.

Im still looking into the radiant heat. Im leaning toward that as well, been reading a lot of good things on it. Just have to figure out amount of pex lol

I have a local guy by the name of Scott Duncan and he used a small crew that does large jobs for a local cement contractor. They have done several local jobs and he does very nice work at a very reasonable price. I can get you his contact info if you are interested. He also does Bobcat work, excavating, footers, etc. reasonably priced too

My floor is 5" 4000PSI with approx 10" footers under the lift posts with rebar reinforcement. It was burnished and I applied a densifier.

You may want to have my framer give you a bid on your kit. Everyone comments on how well if was framed (myself included) and I couldn't be happier with their work. They also framed my 12x20 garden gambrel barn and my 10x25 dormer addition on my house.

There's alot of guys here that have had someone put up the shell and done the rest themselves, not a thing wrong with that.

PM sent. I hope things go smooth whatever road you choose. Looking back things went pretty trouble free for me and I am very happy with the near finished product. I don't know there is anything big that I would have changed or done differently.

I did talk with Graber's here in Ohio but things just didn't work out I guess. I did try to buy a kit from them but they were unable to provide what I needed with Delaware County but I flew right through with DIY. Great experience with their product and customer service. Their lumber is from a Graber's (different family) in Indiana and my framers said they haven't seen lumber that nice in many years. Keep us posted.

A couple questions...
Do you have to run a boiler in a building this size for the radiant heat? I got a couple quotes on parts and those are crazy expensive.
The bar put down is basically just for holding the lines correct? What would be recommended there?
I know this is basic stuff ... just wanting to make sure its right, this will probably be the only one I build

What do you guys recommend for heat? Im looking at radiant floor but the quotes Im getting include a boiler or really high end heater ( 2-3k). That's simply not going to be in the budget. Im going with 14 ft high walls.

Well for heat you can put the pex in the floor NOW along with the insulation under the floor and you can do the heat sours later. Guessing you would need 1200 feet of pex for your 1200 sq. ft. Building.

In moving forward how thick of insulation would be needed under the concrete, 2 in?

I also will have to consider something else besides a boiler, they are just too expensive. Any recommendations on a hot water heater or tankless heater?

Im also considering moving to a 32x40. So many decisions to make lol. Thanks for the help guys. Its appreciated by us rookies out here.

I used Hochstetler buildings from Plain City. Not Amish, but Mennonite built.

Not the cheapest but did a great job and helped with design to match the home.

Fully insulated. Stays bout 38-40 all winter with no heat. But when I use the furnace it makes it much easier during the winter.

What size door do you guys think? I was looking at 16x12 but due to cost may reduce down to like a 12x12. Only looking at 1 overhead door.

We finally are moving forward on the house so hopefully more movement within the next couple weeks. The house sale has taken much longer than originally thought.
