Chip seal or other solutions?

Hello,I have about 160' of driveway 14' wide and then about 50'x 75' parking all in Asphalt. It's about 30-35 years old, we have been here 10 years.

I have tried the box store asphalt sealer over the last 5 or so years think I have applied 2 coatings in that time. It has helped but we have large 1" cracks and the driveway has some spider web like cracks. It's getting to the point of no return. I would love to do concrete, but I just had a 32'x24' pad poured and it was $2300 and I did the sub base, compaction and forms.

Any ideas on having chip seal done, while the base is still good and not crumbling? Or other driveway ideas? I may tear out the parking and do concrete, but tearing out all the drive and doing concrete is getting too expensive.

I have a 40 year old asphalt driveway. About 15 ft wide, 100' long and a 30'x40' parking area. I have the same issues: small cracks, to a couple that are about 1" wide. I have a paving company come in every 4-5 years and slurry seal it. Makes it look like new, and I have them really glop the sealer in the deep cracks. Had it done 3 years ago, and the 1" gaps are still sealed up good. No way I could really afford to dig it all up and do it again.

I had an asphalt company give me a quote but the driveway has some spots that look like concrete almost, he said it would flake off there so didn't want to do it. About once a year we have companies stop by that just happen to have some left over asphalt that they will do a 2" topcoat.

Worst case I guess I will dig up the sections that get too bad and just place down 5/8's minus.
