Cincinnati Area 50x60 Builders? Also Construction Type?

I am going to be moving to NE Cincinnati area. Out in the county and just township rules, so pretty easy on the limits imposed. I want to build a 60 wide x 50 deep x 16 high detached garage. Any advice for builders in the Cincinnati area that anyone has experience with?

Also suggestions as to what construction type to go with? I think pole barn is the popular choice from what I have seen around the area. I would probably pay the increase for perma-columns to keep all wood above ground level if pole barn. Is conventional stick built going to be out of the question, especially with planned 16 ft walls? Instead of wood trusses, are metal trusses something to consider? Is a metal frame building something to consider? Plan to have it fully insulated roof and walls, and full concrete floor inside. I would like to finish out the interior, at least the walls to make it cleaner and sealed up better, and no exposed insulation. Plan to do the interior work myself to help save costs. Planning a mezzanine type area over a portion since I will have the extra height. Not real big mezzanine, just increased storage area.

I appreciate any leads for contractors to start discussions with, and any advice on what type construction to go with. I haven't moved yet, but current house here in NM is for sale and once that sells I will be in OH. Want to get the info so I can be ready to start discussions with the contractors.

Metal frame may be easier to do the mezzanine if you're a decent welder and wanted to do that portion yourself. Otherwise wood is just as well

I'm about an hour southwest of you, and put up a pole barn not too much smaller (40x64x16'8"). Wood trusses with perma-columns, worked out great. Don't know any builders over that way unfortunately.

And what county, Butler or Hamilton?

Beware that some townships in NE Cinci are pretty "uppity" and will be all over what you are building. Some are much more rural and agricultural still.

A few miles can be the difference between your 50'X60' being OK and NOPE! The townships in the area that have gone upscale suburban often limit outbuildings to a percentage of the footprint of the house.

Make sure to read all township's local zoning ordinance. It trumps county around here if they have "Home Rule". It means the township establishes standards that outweigh the county. Think HOA type boards. Know your area before you buy!

Your plan sounds great. Definately go perma-column if you want to do it right. I looked at a property this year with a 50X50 and couldn't make a deal because the guy thought rotted pole bases we're an easy fix. Um... then get it done and call me back.

Can't help with building advice, that area could be in any one of 3-4 counties (they are small here) so you may need to be specific to get real answers. I am on the other side of town.

BTW,there is a big weekly cruise-in on that side of town in Milford.

My location will be in Hamilton Township, and is in Warren County. I am located out in mostly farming type area, or at least all the houses around are on similar size lots. Many have a detached garage, although mine will be bigger than most. Few miles east of Kings Island amusement park is the general location. I bought a lot with 2.5 acres, and building an approx 1800 sq ft house ranch type house. The detached garage is being built so I can put all of my old hot rods and projects inside as well as my RV motorhome.

It will be my retirement place. I know many ask why retiring *to* OH. Easy answer, that is where wife wants to be and closer to family. Only out here in NM for work. No family reasons to stay here. I used to live in Cincinnati and then in KY for over 10 years in the past, so I know what I am getting into. I actually get more snow at current house than Cincinnati does. Biggest difference is the rain and humidity, both are scarce in NM.

Sounds like I can go with just about any construction type. I like the idea for conventional since I plan to finish the interior myself. Std materials and familiarity to me. Just concerned about cost, already spending plenty on the lot and house. However I do want the detached to have some styling to match the house since it will be located behind the house and will be plenty visible. So not looking for the absolute cheapest option.

I'm just south of you in Loveland, Ohio but within in the City limits, so welcome back.
Just an FYI, construction around here is booming with small subdivisions popping up everywhere. So I hope you're not in a big hurry since both my go to contractors are booked until Oct 2017.

They're doing a major road improvement to the south Hwy interchange at Kings Island, no doubt you've seen it. Maineville, Oh is growing alone with the Hwy interchange of I-71 and SR 48 just North of your new place-(new Lowe's went in)

PS: In Batavia Ohio, (east side), is Drop Axle Productions & Strunk Fabricators, they're hot rod fabricators, but he has a 38' Chevy COE. It's a Father and Son shop that do some amazing work on frames and suspensions.

Hamilton TWP is a good area. I was thinking NW instead of NE. A quick look at their zoning makes me think you won't have any issues with a well built structure.

My township can be rather draconian because we are near Westchester which saw such rapid expansion that business was next to residential on streets that began to carry much more traffic than designed for.

Our township trustees made a plan way early to control expansion when it reached us. New developments are all rather high end now. It didn't hurt that some of the trustees held large tracts of land that are now Homearama type developments in the .5-1.5 million range per home. I'm still on the wrong side of the tracks in a growing area.

About 25 years ago I lived in Liberty Township, just north of Westchester off Hamilton-Mason Rd. At that time I was sort of the edge of new construction. Now the old house is surrounded by countless subdivisions and it seems one continuous area from Westchester through Liberty Township area. Lot of growth in the 25 years.

I appreciate the links and info polizei1. I am getting more encouraged about being able to go with conventional stick built. Just hope it can come on within my budget expectations. Now if I can get something going with selling my current house i will be happy (and real busy). I have already taken two loads of stuff to OH in the past month, paying for storage kind of *****, but I need to get ahead of the moving workload so it has been good. I am getting real familiar with I-40 though............

I would use Morton buildings for your pole building. With you tall side walls their style of columns make the most sense.

Grew up in Liberty, if you've been gone more than a few years you wouldn't recognize it anymore it's grown so much. Moved out just north of you in Lebanon now, you'll like the area
