Nice project!

How many rotties do you have and are they related? I love the breed and would like to own more of them, but one is definitely enough living on 2/3 acre with a 1 year old baby and another on the way. I've forstered a couple abandoned rotties for Northeast Rotty Rescue before, and having multiple rotties can be a handful.

Good luck with your project and look forward to more pictures and details.

Mia Culpa, mia culpa...

No updates because there has been no further progress other than reported. We have had a hiccup in our financing, so I have shut down right now on the building until I resolve it. Fear not, progress will continue but for now, I have been busy rectifying our issues while pushing other projects on our property forward. Stay tuned, more to come - hopefully, sooner rather than later :)

Rotties - we now have two males. One ours originally and one recently 'acquired' from friends with a new born who felt overwhelmed. Ours is a bit over 1.5 years old and our newest is a tad under 2 years old (different bloodlines). They both grew up with one another and are fast buddies. I feel a bit like Higgins w/his two Dobies on Magnum PI! We also have 2 other dogs (pound pups - one my wife's and another 'acquisiton' from her brother, yes we are suckers.). Exercise is not an issue here as we have plenty of ground to roam and a normal day has them out walking/running upwards of 3+ miles. All in all, good dogs but yes, a handful!

For the 'update aholics' :)

I was getting tired of trying to wrench on the bikes/machines/etc out of a 20' storage unit so seeing as we were dry'd in for the most part, I moved my 'shop' into its perspective area.

235516876-L.jpg

In hindsight, glad I did so for a few reasons... It is allowing me to see how I am working in it which will help me when I go to truly setting up boxws/cabinets/etc. It has also made access to my tools far easier as well. Amazing how settling time in the 'shop' is regardless of its level of finish :)

I find just organizing and straightening up in the garage is a stress releif. I put on the tv, pour a beer and just wander around aimlessly passing time.

Hang on a minute... I just have to go get the missus so she can see this build:)
Fantastic stuff. Well thought out and very practical.
We have just bought 33 acres and are planning (and dreaming!) at the moment.
Luckily the missus seems to be accepting of the idea of a huge shed, and then living in a caravan for a few years until we can afford the house:bounce:

Yup, progress abounds again... Funny how fast things get done when you have money:deal :rofl

At any rate, stairs are done now and the detail framing stuff is getting done (fp's, soffits, tray ceiling, arches, etc). all the exterior doors and windows are ordered and should be installed w/in the next three weeks (excepting the exterior man doors, lead time is a bit longer). Roofing is flying right along as well.

Some random pics...

More next week...

Oh yeah, chimney issue solved... We are going to construct a 'doghouse' from sheetmetal over the stacks. It will be located at the 'x' over the residence portion and we will roof it/rock it. Thanks for all the suggestions as they spurred the imagination.

Speaking of solutions... We figured out the accress to the storage above the shop too. Plumber had an elegant and simple idea. We will frame in a door on the utilities side of the place and run some stairs up there. may make for a great bunkhouse too :thumb

Oh yeah, got some black stuff layed down around the front gate. Get th county off my hind side about my encroachment permit and a non-dust surface...

Kinda cool how they do it all. I am an asphalt neophyte and love to watch pros do something I am not knowledgeable about.

Thanks for keepin me up well past bedtime reading the 181 posts! Worth it though to see how things progressed so far. Very nice property and building ya got going there. Very well thought out obviously.

I am also impressed with your mind for small business...having the land support itself.

G'nite now ;-)

Just stopped by to say “Nice”. I happened by your place the other day while checking some property out. Miess road (the old bridge) or some say Mice road used to be the old hang out on hot summer nights for us locals until the masses found out about it. What kind of fish you stocking the ponds with?

Good luck with the completion of your project.

Wow! Very, very impressive build! I stopped by this site to get some ideas for small garage storage ideas and I have just been reading all of these stories with admiration!

Thank you for allowing me the time to "pass the time" by reading these posts as well because I'm deployed to Iraq. :)

Dan,

Were you looking at the property behind us that is for sale?

Passmore,

We were looking at Simpson’s 20-acre lots next to your road. My folks have lived out there for years. I was just curious on what happened to the old bridge structure at the end of you street?

So what kind of fish you raise?

Hiya Dan,

Bridge has been out for years now... Too many folks shooting, jumping, and generally being a pain in the *** I suppose.

Not too bad a lots over there at Simpson's. I heard he was selling again and some friend's of ours are selling the lot next to theirs as well.

Wow really nice build. I've been following this thread for a while now and it just keeps getting better.

Just a couple questions. How big is the door in the pics? Who's garage door did you go with? Did they give you a problem about the size or did they have to do something special to accomodate for the size? What kind of garage door opener are you planning on using?

Thanks,
Royce M

Hi Royce
I will have to go back and look at what mfg made the doors. Yes, there was some issue with size (19' wide x 13' high) and we also wanted to be sure they would withstand the wind we get as well. Add to that my requirement of insulated panels and double paned glass for the windows and the choices narrowed. Each door weighs just under 700 pounds and we ended up adding an additional brace to the window panels as they were bowing a bit. Opener wise we went with the Liftmasters that lift via the spring shaft - super clean mounting, smmoth, quiet - wow!

Finally some more updates! Why is the roof still not done? Or are these old photos? Going back through the thread the roof tiles have been up there since October. I'll wait for the rest of the pictures before I ask more questions. :)

Roof is all but done and all that remains are the detailed ares primarily. Areas that are awaiting copper saddles (now in) and finalizing the chimney design. We decided there was no sense in finishing what little there was till we could do it all- no worries :)

Pass,
Must say, even though you have had numerous pats on the back, and are probably tired of hearing this....Your doing an Awesome job. I dont even know you but I am proud. (sounds weird) but I am. LOL
Its nice to see a person who takes time and thinks things out.
I am also in the middle of a build up on a smaller scale. Its taking me 2 years to get the majority of plans done. Unfortunatley with this economy the $ is harder to come by.. So baby steps for me...When I get my pics organized im going to post a build up also...

Hardware,

Nah, the pats on the back just seem silly sometimes when I see all the things I could have done differently :)

I understand the extended timeline deal, I resemble that remark! Resources are definitely an issue here as well, but we get it done as we can, right? Definitely post up the pics, I learn from every build I look at!

Take care.

Just a couple more garage door questions if you don't mind. Funny thing is, my door is almost exactly the same size. Well just slightly smaller at 18'7' x 13'. I finally found a mfg that would accomodate that size. Should be here in a couple weeks. I ended up with Mid America Garage Doors. When you have a chance I'm still curious who you found for your door, it looks great in the pics.

Which Liftmaster opener did you use. I'm really interested in using the Liftmaster 3800 but I read the specs and they list for use on 650lbs or less. Is this the same one you used?

Thanks,
Royce M
