Circuit plan & sub-panel recommendation

I'm setting up my circuit plan so I can layout a sub-panel. It is a 3-family house with 3 separate main panels in the basement.



One of the main panels (100amps) in the basement feeds a sub-panel on the 3rd floor.



The apartment on the 3rd floor is a 3br/2bth apartment.



The heating / cooking / dryer are all gas powered.



The only major appliances being used Air conditioners. 3-4 Window units.



Is it a good idea to have each A/C on it's own circuit or is that overkill?



With this plan I have a total of 16 circuits. I'm thinking it's a good idea to have extra slot's in the sub-panel for future expansion.





Here are 2 24-circuit sub-panels I found on HD - Square-D. One has 12-slots, 24 circuits, tandem breakers. The other 24-slots, 24 circuits. I'm guessing the 24/24 sub-panel is easier to wire from a clutter perspective. What are the pros/cons of these 12-slot/24-circuit tandem breaker sub-panels?

Depends on size of AC,, but it doesn't hurt.

What size AC units?

My gas dryer (6A rating) is on the same 15A circuit as the washer (12A) and we have used them together without any problems. Those must be very conservative ratings... maybe just momentary peaks.

If you are pulling new wire anyway, I would do dedicated circuits. This isn't something that you can easily redo later.

The option for tandem breakers is not very helpful as most of your circuits will need AFCI protection which means full size breakers.

You said it's multi family. I would check if you're even allowed to do your own work if you don't have an electrical license. Most of the time you're limited to single family home that you reside in.

Frankly I don't know why the first thread is allowed to exist.

Th guy is asking for advice on how to do his unpermitted 3 family reno in NYC, and is clearly in over his head with (at least) the electrical.

OP call a pro before you kill someone or burn down the block.

The 3 bedroom A/C's are relatively small. 5-6amps. The living room A/C is a bit larger. 11amps.

The bedrooms & living rooms are located by the windows.

I'm leaning toward the 24 slots / 24 circuit panel. As @Stuff said, I need ACFI protection. which require full size breakers.

In terms of size, the full size panel is only 3" taller. All other dimensions are the same.

@wyliesdiesels - yeah i thought about keeping it on the same thread, but this topic was a bit different. And sometimes I find no one responds older threads (even though they pop to the top of GJ page). I ended up hiring an electrician replace all my main panel breakers

I guess I misspoke- I wasn't trying to be a smart ***. I meant you didn't have bedroom circuits listed for outlets. Good call on the electrician, I guess. I hope it all works out for you!

Ha. Good catch. Didn't list the bedrooms. I suppose these millenials and their high tech computers could take up a lot of amperage.

Well thats good you hired an electrician as most AHJs do not permit work done by the owner on multi-family occupancies.

Hopefully he knows what hea doing when it comes to bonding and subpanels.
