Clean-slate building estimates?

Hey y'all, been quite a while.

I'm in the very, very early stages of trying to budget up a garage for my backyard. Goal is an eventually-nicely-finished outbuilding, but the immediate goal is just to get the building there, dried in, lockable-with-lights. Something like a 30x40 on a 30x50 slab with a 10' lean-to/ porch covering that extra 10' toward the house side. Leaning steel frame instead of pole construction because steel is real, I live in the deep south where termites and tornadoes are a thing, and mostly I'm sure I'd hit a piece of bedrock somewhere a post is needed if the rest of my yard is any indication. I kicked this idea around several years ago, when we still had little babies around, but it never came to pass. Those guys are all bigger/ somewhat-lower-maintenance now, my career has progressed and wife has gone back to work, so I'm daydreaming again.

Am I out of my gourd to think that the initial investment should be around "moderate brand-new car?"

Would love to see any tools, links, etc y'all have uncovered on the subject - or just "mine was a 24x24 and cost me $**,***" helps too.

Details for those that care:
  • Plenty of space to work with
  • Relatively flat site with little sitework needed (read: no huge excavations, no retaining walls- dump some dirt, level/ compact, form and place a slab)
  • Electrical line comes right by so electrical should be relatively easy to add in
  • Unincorporated 'Bama, so no permits/ codes/ inspections/ HOA oversight or anything else to add cost - downside, of course, being that it's on me and whoever I hire to make sure it's built to last under the honor system and makes a good addition to my property.

Edit: As a marker of how long it's been - that avatar over there? Used to look like me. I used to have hair. Kids and time have changed that. :p

I don't know the costs to build down where you are, I do know up hear you aren't getting anything that size that is finished for the price of a new modest car.
What are the labor costs, material costs, insurances and overhead costs?
Get three bids and it will give you a good indication for your area, they should all be close or within reason of each other.

In my location, we just paid last month turnkey to this point 30k for 38 wide (truss length) by 35 long, 10' walls,4/12 truss roof, 38x 14 1/12 traeted wood leanto, concrete under everything, poly, rebar 14" oc, chairs, ... includes 2 good quality insulated well weatherstripped ( to AC interior) 10 w x 8 h sectional o head doors, two upgraded good
3 0 x 7 0 steel commercial man doors, Pole barn style construction.

6x6 posts .60 CCA 10 OC, trusses 5' OC, 2x6 girt/ purlin 30" OC

Best I figured great pricing.

Concrete was "in House" for this builder, included in price.

26 ga, not 29.

Very happy, wiring and insulation next step.

NC location 30x30 Stick built 12 foot walls-- concrete- 2-10x7doors two 36" man door
23 outlets-- 4/12 pitch -moving dirt--24,000 total

Mine had previously done dirt work, was redied and not included for the 30k build price.

We also provided sakrete to backfill , 5 bags per hole, ballpark $600 outside of the 30k.

No electric included, yet to be done by me.

Chose to do insul also later seperately.

Complete design, specs and selections.

Put out for bids and get a minimum of 3 bids from qualified contractors.

Then you'll know.

I have about 25k budgeted for footing, slab, shell, and garage door (materials and labor) and electrical, lights, insulation, and drywall (materials).

Additionally, I'm paying 3300 for current garage demo and 5k for driveway/patio.
Maybe that helps in some small way.

Thanks all- I'm learning/relearning some stuff. Bzcygan, that's how I usually do it, too, in my day to day as a supply chain/ contracting guy (not building trades- healthcare). The RFP/bid will always happen- but in my case I have to figure out approximately how big to dream first. Kinda fun, but scope creep is a thing, and when I'm the one writing the checks I want to keep it to a minimum. :D

For those that recommended/ pointed to semi-local builders/ contractors/ suppliers- thanks for that too.

My son built a 3 car 30x22 with floor for about 16K. Milwaukee Wisconson. All the work was relative.
Meaning Dad brothers,sisters and Inlaws helped. The garage kit came from Menards and he got the 11% rebate for other projects.
