cleaning-polishing polished concrete

Several years ago I had my garage floor polished. There was some eflourescent issues post polishing, but those seem to have resolved as the contractor suggested they would. I have kept the floor cleaned however over the years it has lost its shine and just doesn't come clean like I think it should. For example, after mopping I can still go out and wipe the floor down and get a rag that is dirty.

Does anyone have a suggestion for a proper cleaner/polisher for this application?
Do I need to have the floor buffed or burnished?

i would re burnish the floor with a 800 grit pad, what kind of sealer / guard are you using on your floor or do you know

Thanks for the ideas. I believe that they used Ameri Polish Stain Guard. I have a gallon of the stuff I bought after the job was complete. I rented a floor polisher and tried to clean the floor but it did not produce much. I was later told I needed a high speed polisher to burnish. Can anyone provide me with some direction on "burnishing"?

FWIW In the area where I work on the race car there are spots where there is a dirty film. If you rub your finger over it aggressively "stuff" picks up off the floor. When cleaning on the car we use brake clean and I am almost wondering if what I am complaining about is what might be left of the "finish". Interestingly enough, using brake clean directly on the floor doesn't cut anything. I am a bit concerned that a stripper will be sufficient.

what you need is a diamond impregnated pad that you would put under a floor machine like a propane powered high speed burnisher, then go over the whole floor with that to " rejuvenate " the sealer

the best way to explain the way sealer / guard produces a shine is like this,

immagine that the floor has tons and tons of small holes in it, well the sealer fills those in to make it look more glossy, by using a high speed burnisher, you " melt " the sealer back into the pores of the concrete

that is all of coarse in lamens terms, but the basic idea

Thanks! Same comments from the tech at Ameripolish. I should be able to pick up the pads and a high speed burnisher around Indy so that will be a Christmas project! Just hope the damn thing doesnt try to run over me like the last time!
