Hey guys, so I just got my 27x40 garage floor poured on Friday. They "burned" the floor lightly so it is very smooth. I was wondering what is the best next step. Can I put a clear epoxy right over it to give it a very durable gloss finish? Or should I just go a gloss sealer? I want a durable floor that I can jack up cars on and not worry about dropping something and chipping it. What do you guys think??

Any coating that sits on top of the floor (epoxy, polyurea, urethane, etc) will require you to prep the surface and ruin the burnished look. Grinding is preferrable, but acid etching is an option too.

If you're happy with the surface finish as it is, and just want to protect it then a densifier and or sealer that will penetrate the concrete seems like a better fit to me. I'm sure experts will chime in with their input though.

If you want a gloss finish I would go with a polyurea and an anti wear additive in the top coat. While the product is very durable, you still need to treat it with some care. I have a painted epoxy floor in my garage. It's great for keeping the garage clean and looking nice. If I had to do it again, I think I would go with a penetrating stain and sealer. I've noticed a few spots where the car tires sit that it has come off. Whatever you decide, the prep is really important.

I use a poor man's Smiths, just whip up some WEST and cut it with a touch of xylene (lacquer thinner). Penetrates well, but if it's the smell that puts you off, this may not be much of an improvement.

If you go with any type of topical coating you should etch or grind. If you go the sealer route then these penetrate and don’t require prep other than a good power washing.
