Looking to get my recently built 30x40x18 garage insulated with closed cell foam. The GC I'm working with got a quote that I'm not too happy with. It was only for 2" on walls and ceiling for a little over 7k (option of extra 1" for 3,500 more). Also, hidden in the contract was a bit about having to put on fire resistant spray on any exposed foam, which it mostly all will be. That little bit wasn't laid out as a full line item and when they got back to us it was listed as an extra 4,400. So either they are crooks or everyone ignores that requirement...

I'm looking to get something like r20 on the walls and r30 on the ceilings. I was expecting that would be around 8k. Not sure if I'm just not being realistic but figured I'd ask if anyone in the area knows a good company with good rates.

That doesn't sound too unreasonable. The line item about exposed foam having a 15 min thermal barrier is a code requirement. By putting it in there they are covering themselves by putting it in writing. Whether you choose to do it or not is up to you.

The intumescent coating we use from Andek is $60 a gallon our cost, and covers 100 sq ft. and often less depending on surface texture. It ends up costing more per sq ft than an inch of closed cell foam. I wouldn't call anyone a crook but I will say the chemical and coating companies are the guys making out in this scenario.

Can't help with a specific company but I would definitely get multiple quotes and deal directly rather than through a GC. Pricing can often be negotiated as well. Possibly mask the area for them and/or scrape the studs yourself will lower the price as well if they are willing.

Around me, in Western Wisconsin, I've recently gotten quotes around $1/board foot (a square foot an inch thick). The price goes down a little with more square feet and more thickness.

Recently on August 5th I had a company come in and spray my basement with a 2” minimum thickness of closed cell spray foam. This contractor doesn’t quote by the board foot (for good reason) but that sometimes is the only way we here on the forum can compare. But for your reference I had 114’ X 8’ X 2” which is 1,824 bd ft sprayed for $2,077 or $1.14 per bd ft. What I can say is they exceeded that 2” spec on the majority of the spray and went way above and beyond.

So your building is 140’ X 18’ X 2” = 5,040 bd ft
The ceiling is 30’ X 40’ X 2” = 2,400 bd ft

That is missing the details like doors and true roof size with pitch but total is around 7,440 bd ft. So I’d say he is about right at $1 per bd ft.

Congrats and it looks good. You will be extremely pleased with it. One benefit I found in my basement was the structural rigidity it added to the wall assembly. Just finishing up paint and happy I went with the CC spray foam. I can already measure a reduction in humidity in the basement. Keep us updated when they finish and follow up with how you feel about it in a week, month or year.
