This project was started exactly one year ago, and now I have time to document it progress looking back.

I decided to build a garage/shop for storage of vehicles and a place to work on auto projects. I'm limited on size based on property setbacks/fire-flow requirements and impervious roof/driveway limitations. These are all stipulations from the building authority in my area. Then to complicate the build the soils are formed in a lacustrine deposit, so special consideration must be given to stabilization of soils, and engineering requirements for structural materials.
I have some red alder trees to remove in preparation of the dirt work. The county building department requires erosion control measures to be in place before any excavation, limiting this endeavor to only brush clearing and tree removal at that time. I decided to get this done before deciding on placement and size/configuration of the structure.
I have a small Kubota tractor that I skidded the alder logs out with. There were 19 trees removed and left the stumps at this time to not disturb the soils. The ladder was used to simulate building height for a family member that was having a hard time visualizing the height of the eventual structure.
The picture was shot in June of 2020. I was able to obtain a burn permit to handle the limbs. There are still places in the Puget Sound region that air pollution control allows out door burning. And so the project begins.

Thanks for posting...I'll be following your updates. Were the 19 trees all where the shop sits? Or spread out? I only have about 5 trees that need to be removed.

Actually none were, anything leaning that direction was removed, plus I didnt want anything within 40' of the structure, in an effort to keep the gutters clean of leaves.

One of the first obstacles that must be hurdled, is to submit a site plan to the county building division with a detailed scaled site plan showing all lot lines and dimensions, full contour map showing pertinent elevation, existing structures, driveways and utility locations for initial feasibility. This was submitted on July 9th 2020. This was the first of many volleys to my county.

They plug in the parcel number and check for parcel alerts. Examples of such are potential impacts that this project could generate for the neighborhood and environment. ie flooding, erosion control, seismic, landslide ,and wetlands.

My submittal was immediately returned for non compliance because the proposed building's roof area and the estimated driveway area exceeded the 2000 square foot impervious limit. So in essence I was at the first fork in the road, either i get this number less than 2000 square feet or I have to hire a civil engineer and have a plan drawn up that addresses the needs of all created water and runoff that the project will produce with solutions on how to retain and disperse said runoff.

On July 21st, I received a reply that my site plan was approved to construct a 24' by44' garage. 1306 square feet in roof area and 693 square feet in driveway.

Now on to drafting the plans for the building.
