Has anyone built any simple commercial condo-shop-office units that you lease out?? Have a 2 Acre piece of land and we are thinking of building on if winter would ever leave us alone. City approved a 400’ long by 50’ deep building. So I was thinking of 16 25’x50’ units with one large bay & door that would also include a small office-sink-bathroom and upstairs loft for storage.

Steel looks like the best option but I am curious if anyone has done this & by the time you were all said and done what the cost per sq foot ended up being & what brand of building.

We have sold and erected this type of building often. Of course you will have to get an architect or designer involved for this size project to generate plans.
Typically we will put up a complete building that has no front wall. The front wall will be framed per plan and may have a covered sidewalk or other design elements. In my experiance most developers will divide a couple of units to show what is avaliable but leave the rest unfinished. That means no floors or walls so the plumbing and electrical can be finished to suit. Someone may want to combine four units and you don't want to be remodeling. This way you won't have as much upfront cost.

I rent a 45x25 unit like that. Most of them have bathrooms, but not all. No office space. We have a 25x6 loft where we put our office.

The ones with out bathrooms have provisions so it can be added. all have an overhead gas heater and panel. only utility included is cold water and garbage dumpster.

Tenants are allowed out outfit electrical and everything how they need, add a lift, paint epoxy floor, whatever.


As a tenant, I have to say, my big gripe is parking. There is a rock wall 20 ft from my door, so there is not parking space, and I'd kill to have a long tern designated spot included to keep something I'm working on.
