Started on a garage build for my uncle today, so special things planned for it just a plain 22x22 box for parking and storage.

I did get to have some fun prepping the site though, love a mini excavator.

Yesterday I finished leveling out the driveway while the concrete guys finished the form work and the rebar, mesh and vapor barrier. The inspector didn't show up until 4pm so we set upt he pour for this morning.

Ready for concrete.

I had to run and order the lumber and materials before they were done with the pour so I will get a few pictures next week when I get back there to lay the block.

Made the final decisions on what materials and finishes and final layout today as well heres a run down

22x22 with 9x7 overhead door and a 36inch man door no windows. Roof will be a 4/12 pitch with 1/2 osb underlayment covered by steel roofing. Siding will be smartside with grooves 8 inch on center.

Nothing fancy like I said in the beginning just a place to park his car and store things that won't fit in the house.

Yes it will have electric, no heat at this time.

He just bought this house last fall and there is a very small one car 12x20 or so that will be demolished when the new one is done.

Since we have a chance of rain tonight I stopped back over there to check on the concrete, wanted to make sure that it was set enough to make it through some rain and got a couple of pics of the finished slab.

Monday I will be back there to set the row of block.

This is gonna be like my garage when I build but I'm going with a 24 x 24. It's gonna be simple, cheap, and generic looking but it will be awesome to have a decent space to work on my stuff.

Back on the site today, the slab turned out well, it's gray and hard just like it is supposed to be.

A bit of back ground on this build.
I'm building this for my uncle so I am giving him the family discount so I can't bring in my usual flunkies, so most of it will be done as a one person build, I will have to have a bit of help with the trusses and roofing.

Today was all about the hard stuff,

Concrete block, 6x16x8 in this case

Morter mix

concrete mix

Up first was the joy of laying out approx. 50 of the blocks which were not in the original plan so no rebar was installed for them, once it was all laid out I had the joy of drilling 29 5/8 x 6 inch deep holes, BTW I love my bulldog went slick as snot. then it took no time at all to epoxy the rebar in.

personal note to self "you are not a mason"

Took a couple of hours but got all the block in straight square and level. took 7 50lb bags of morter mix.

Then the real fun started core filling all that block, I have forgotten how much work mixing 16 60 pound bags of concrete is, spoiled by having a mixer but I didn't have it for this job, big mistake.

Wrapped up about 7 pm nice 10 hour day.

Coming along good. Especially without a mixer

Thanks, getting rained out yesterday might have worked out for the best my thighs and fore arms were killing me after all the mixing on Monday, it always seems to hit 2 days later.

Today it was still very wet out, lots of mud and damp concrete, but got a bit done before it started raining again.

A few pics of the block done:

Got three walls framed up:

You may notice that all the walls were built in two sections, this is just because I'm doing most of it myself and there is no way that I could lift a complete wall by myself.

Hopefully tomorrow I will be able to finish the front wall and get all the double top plates done, and maybe get some of the siding on as well between rain showers.

Then I have to wait till next Wed, the trusses, roof tin and overhead door are being delivered on Tues afternoon.

So what was the 'original plan'? Epoxy in 2 day old concrete? Does that work?

Just asking because we don't get away with that out here in CA.

Having the day off after mixing all the mortar and concrete by hand was a good thing. I am sure your body appreciated the day off to recover.

I see you are installing siding on the walls. Will that be directing on the framing or are putting something in between? Possibly T111 or a plywood material?

Thanks

The original plan was to not have the block, but due to the slope of the yard and the need for the slab to be at the same height as the bulkhead around the basement stairs (I was not in on the planning or I would have included the block in the design) I had to add the block to keep the wood parts above grade.

The concrete was 5 days old when I epoxied the rebar in place. There is no way I would even try and drill into 2 day old concrete.

Housewrap on the studs then the 4x8 sheets of smart siding.

Friday I got a bit of a break in the crappy weather and finished framing the front wall.

Today the weather was great for working outside 55* and sunny and I had a few free hours to do a bit on the garage.
I forgot how much a pain in the **** putting up house wrap by myself was but I got it done, not perfectly straight but it will do.

With the bit of time I had left I got the smart siding on one wall.

Tomorrow the rest of the siding up and in the afternoon the trusses, roofing and overhead door will be delivered.

Good job man, I am in the midst of building my 24x24 , started the siding, I sometimes wonder why I didn't install T111 4x8 siding...but my vinyl is turning out pretty good for a first timer....

Yeah He chose the smart siding for a couple of reasons, price was the first and ease and speed of installation was the second, we will have snow on the ground soon.

Moving right along..nothing boring about that

Yeah I should be further along but since we have had to wait for the trusses and roofing anyway I decided to "Let" the weather get in the way.

I haven't been as good about updating this as I want to be but I did remember to take a few pics today when I was done.

Finished the siding.

You might have noticed that the trusses are up as well.

Started getting the osb on the roof today as well.

The concrete guys are supposed to be back tomorrow to do the curb cut and pour the driveway, shouldn't be to much an issue for me, I can finish the roof even with them there.

In the one pic you can see one section of my scaffolding one of the neighbors stopped by while we were setting the trusses, one section of scaffolding on each side, so much better than a ladder, he said the we were cheating by using it

Not a lot done over the last few days, had other stuff going on. The concrete guys were back and got the curb cut done as well as the prep for the driveway.

On my end I finished sheathing the roof and got the fly rafters in place, supposed to rain tomorrow so we will have to see if I can get back over there and start on the roofing.

Looking great. Just some advice, make sure you keep up on staining the siding. I saved a couple bucks when I built my garage and used T-111. Almost 20 years later, the neglected siding is rotting off the garage in many places. It was only stained once, so I'm sure it would have been ok if kept up with. Good luck

This is LP smart siding a osb based product that has factory applied primer (baked on) that holds up very well in our damp climate.

It will get painted to match the house next summer.

Alright, I missed that part. What was your cost savings between that and siding? I have to replace mine and was curious.

Was this what you used? 3/8"? Will you get to paint it before winter?

Yes that is the stuff, really it wasn't my call on what to use for siding, this build is for my uncle and he decided that is what he wanted. That being said I also used that on my shop 10 years ago but on mine I used the 5/8" not the 3/8"

Not much to update at least that you would be able to see in pics so I didn't take any, got the steel on the roof the weather here has slowed me down a bit.

Finally tomorrow they are supposed to be coming back to pour the curb and driveway.

Well we are in the home stretch now, the concrete guys were back this week, Wednesday they were able to pour the curb cut and most of the replacement side walks. Made things a bit tough on me side of the project having to carry everything from the street and around the fresh concrete but any progress is good.

Then Thursday they were back and poured the driveway, which got in my way once more.

Friday I was able to tackle the doors.

Today they came back and did the saw cuts while I was taking advantage of the warm windy day to get the roof completed, All the edge trim and the cap is done WoooHooo!! no more trips up on that slippery roof.

We got the elec permit this week as well so will be tackling that next week too.

Had some rewal crappy weather and a few other jobs going on for the last week but I was able to spend a few hours there today and made some good progress.

Since they are forecasting snow for tomorrow I decided to get as much of the outside stuff wrapped up as I could.

I trimmed out the overhead door, pvc trim and weather stripping, along with a few of the metal trim pieces to finish up the facia.

Then I needed to get the conduit in before the trench fills up with snow.

This might just be one of the hardest holes I have ever put in the foundation of a house, They put thin 1.5 inch cement block on the out side of the old foundation up past the 6x8 sill plate, I didn't know this before drilling because they did the same damn thing on the inside, so what looks like concrete block is just a cover. Of course I destroyed one of my auger bits hitting the inside block. Anyhow the hole and conduit is in.

I have set aside tomorrow to "watch" my uncle wire the place. should be able to get the inspection tomorrow afternoon or early Friday morning.

Re: Completely boring garage

What wire did you run through conduit for electric ??

Also, any "plan ahead" stuff like buried conduit under driveway for future sprinkler systems, low voltage lighting, etc??

Eventually will it have heat by NG ran over from the house??

Nice work you're doing there Thumper . . . looks like you have GC skills for sure when you don't want to swing hammer yourself !! :D

My "Uncle" will be running 12ga in the conduit tomorrow, he has no need or want for more than a few lights, two exterior and 4 interior, a few outlets, one for the garage door opener and four others inside. He has a exterior outlet on the house so no need for one on the garage.

Here in MN we don't have a real need for sprinkler systems and if he does at some point decide on low voltage lighting on the far side of the garage he can either run behind or through.

No plans for heat in the garage at anytime so no need for NG.

Thanks for the compliment, I was a GC back in the early '90's got out of it for various reasons but still like to put those skills to work from time to time.

Well I left this off with plans for the electric and hopefully a quick inspection, of course that didn't happen, I forgot that open deer hunting was last weekend and the inspector was out of town for a few days with no one to cover for him. Got the inspection yesterday and passed rough in, just needed to do one fix, I had three runs on one stud and of course he caught it, I had to go to a old stand by for keeping the wires far enough away.

I had to add three blocks to the stud, which don't count as frameing so I could run all three wires there and still keep all of them the 1 1/4 inch from both the inside and outside.

At least we got the okay to fill the trench before the ground is completely frozen.

After a bit of discussion we decided on three outside lights, one by the man door and one on each side of the overhead door.

The two by the over head door are controlled by both a switch and a motion control you can see it centered above the door in this picture.

Since we weren't using a sub-panel in the garage we still needed a disconnect by the entry point, so we added 2 20 amp switches one on each leg of the incoming power giving us 2 20 amp circuts, one for the lights and one for the outlets.

Well that's it for this build, tomorrow I will be putting the 7/16 osb on two walls so he can put up shelves, hooks, or what ever else he wants where needed.

Thanks for sticking with me through this uninteresting build.

Well It was more of a balance thing, deciding if we should just have one by each door (One by the man door is code) or if we should do three with the two bracketing the overhead, we decided that we liked the look of one on each side of the door better, not to mention Menards had these on clearance $23 for two, so we bought 2 sets, the three for the garage and the fourth will replace the old one on the front of the house.

LOL I wish I could say that we beat all the snow, but we were shoveling snow along with the dirt back into the trench.

So the siding is a 3/8 material in 4' X 8' sheets? I would think that T1 11 would give you more structural integrity being 5/8". Is the 3/8" strong enough

Hey Thumper, what are you using for inside lighting? Did you already cover this? I might have been sleeping in class....

Sorry I missed your question but better late than never.

Inside there are 4 lamp bases with 75 watt bulbs.

My uncle was busy this summer and did a few more things, got the garage painted and built a small tool shed on the slab for the old garage which I tore down in April. He will be painting the house to match the shed and garage as well.

The shed is mostly built out of leftovers from the garage, he did have to buy a few sheets of roofing to get it done and match.

Thanks for the kudos, it's always nice to be able to help out family.

My uncle thinks that the carpentry gene skipped him, his father my grandfather was a master carpenter. He passed before I could learn much from him but sometimes I feel as if he is looking down and guiding me when I run across an issue that I haven't delt with before.
