concerns over cost need help to know im not getting screwed

hello, thanks in advance for help
im have a 32x50 10' high walls garage built for $42,500
concrete foundation, all block including 2 - 16' garage doors and concrete floor and 1 man door 36"
i am not getting a loft
i am outside Pittsburgh, Pa so the foundation is below the frost line

i am getting sofit facia board and gutters and 3 drains inside just run into the yard

is this fair

i had no other bids for the block design, this quote comes from a friend who employs some other friends and was trying to help keep them working

for 40,000 even he would do 5 courses of block then stud and side it and i would have to finish the inside ( insulate and osb)


i did have a bid for a pole building for 32,000 but it did have a loft

So you are asking whether you are being screwed when you see a bid at $26/sq ft. .. 2 suggestions ...

(1) know the details of the bid so YOU can compare "apples-to-apples"...then you will know the answer.
(2) you are providing very little details to even guess at the answer to your question... so if you want a meaningful response you'll need to provide greater details ( ie specification list).

FYI ... I have seen many garages on GC that run in the $35 - $50 per sq price range.

I will give as much detail as i can for 40,000
he will excavate the property, it is sloping propery from 6' deep on the back side to even on the front the back wall will have pillasters every 10' on the backside, he will tar the block thats under grade and add 1/2" styrofoam to the block, there will be a footer 2 feet thick around the side and 3 feet on the front side below the frost line then block will be 6 feet high on the back side stepping down to 4 courses at the front then stud 2x4 every 16 inches, the total height will be 10' inside and side the whole thing, sofit, facia, gutters, dimensional shingles, with truses 24 inch on center, side the outside with osb and thermal wrap then the vinyl siding , 2 - 16 foot garage doors 8 foot hight and a man door

or block the whole thing with vermiculite inside the block for 42,500

if there is somthing im forgetting to give detail on let me know

and the more i think after writing this down it sounds like a good deal to me

not sure if i would better off with studs and siding or block

What about electricity or plumbing specs?

any flatwork (driveway, etc.)?
does this include survey's, drawings, etc.?
exterior paint (you mentioned siding)?
interior paint?

this does not include electric i will do that at added cost, no plumbing, no paint, no driveway work i am going to have him add gravel where the drive will be, start with a bigger course gravel then 3/4 gravel on top then pea gravel on top of that will be at an added cost and after that settles for a year i will have concrete poured all at added cost.

i will be left with open studs on the inside and i will finish from there at added cost

this does not include suvey cost as i had to join properties together through a plat on the land after i had it suveyed at my own cost it cost me 1,200 for that

i also have to pay for the permit on my own

as far as drawings there are none just a sketch to the city for the permit

Thank you for that advice and i agree i need to settle down and 1000 either way does not bother me i started this thread wandering if i was 15000 off the price i should be paying

reading all of these responses has seemed to assure me that that is not the case

You are not being screwed. Build it, enjoy it and post the build pictures.

Besides, none of us are ever done paying for their shops.

Just make sure you get everything in print. We don't want to here about something going south and you have to take someone to court.

Is he pulling the permits? Does that bid include electrical? Is he liscensed & insured? If the answer is yes to the above questions that sounds VERY fair!
