Morning all, so framing will hopefully be starting on the 16x25 building out back in the next week. I ran into a problem that I noticed last week when I went to lay out the sill plate. The J bolts are too far in to fully catch the sill plate, they are still under the plate if I cut them flush with the concrete but they are too far out for a washer to catch all around, and no it’s not the concrete guys fault since I told them where to put the bolts (I know I know, poor planning on my part!!!).

Anyway I’m looking at using screw anchors or epoxy set anchors, leaning towards epoxy due to the minimum edge distance needed for screw, wedge, ect. Just wanted to see if anyone had differing opinions on that? Would also like to see what epoxy (Hilti, Simpson, Quickcrete) everyone prefers. Going every 6 feet per code in NJ and going 6” down

Simpson Titen HD bolts can be installed 1-3/4" from the concrete edge. Do you need less than that? Wedge anchors are hard to use correctly because the torque to properly set the wedge is enough to crush the sill plate. Not so with Titens.

The 1/2” titans were actually exactly what I was looking at for screw anchors but the damn charts they had were so confusing to read I though they needed closer to 5” for edge distance. 2x4 sill plate with 1/2” sheathing so I am closer to the 2” +/- mark

The edge distance is about concrete strength. If you see the concrete breakout diagram here, a cone of stress forms at the tip of your anchor (no matter if it's a J-bolt, epoxy bolt, screw, wedge anchor, etc.).

You need the edge distance to get that full cone of strength around the fastner and that is all a function of the depth of the anchor. (If the edge intersects the stress cone, the breakout strength is less than if you have full field around the anchor.)

That being said, your J-bolts would have had the same issue. I would go back to whatever spec called for the J-bolts in your application and would expect you will find guides there for other anchor types.

So set the anchor with the use of a metal flat bar or something, remove it and then reset the nut and washer.
