Concrete Coating for Basement and Garage

Hi Guys,
A question for our vendors and GJ's who have experience with clear sealer.

I'm a big fan of high gloss clear sealed look for garage floors. I'm building a new house and need to know what products I can use to achieve that gloss look but still have durability for a working garage. I've used a solvent based sealer in the past and when it wore down i could just reapply after prep for a fresh look. I'd also like to apply this to my basement floor as a low cost alternative to floor finishes. Perhaps at a later date I might go back and apply tile or carpet in the basement area. Does this mean densifier and sealers?

Some specifics-
Location is Northeast US
Heated and Cooled garage
1800 sq ft garage
1800 sq ft basement

We would recommend our SPGX clear coating. Easy to apply, super resistant to auto fluids. LOTS of satisfied GJ users.

For the SEC Sealer, I read some folks used a Urethane top coat for even more protection. Is this a practice that's worth the expense and does it make it more difficult for recoat down the road after some years of service/
