Concrete paint.

So I have a 450sq foot garage, I have race deck for the primary garage but in the back corner I have a little 5x8sh area that is concrete, smooth texture. It has some stains, oil etc. of some sort from previous owners.

I know epoxy would be ideal, but I honestly don't want to do that for this area, its fine as is, its not heavy traffic just me walking around on it. Is there a nice paint that I could put down? wash it by hand then just tape around my wardrobe/walls/cabinet in back and just paint it?

what color would be nice? my garage stays clean, I don't park car inside unless there's hail storm etc. moisture doesn't seem to be a problem in my garage. I was thinking a grey. Just trying to cover up the dirty concrete spots.

2nd pic is dirty, need to organize the new items sometime soon.

There is a small crack, should I fill it with something? House settled some at one point, but it was jacked up, and installed French drains running all water from my house and neighbors away. So if I can fix the crack pretty easily I would.

I would recommend a 1-part epoxy paint based on your requirements. It just requires that the concrete can absorb water (water drop test) and is clean from oils and grease. It's easy to apply and can be touched up easily if necessary. 1-part epoxy paints will not have gloss, but more of a satin finish.

DryLok E-1 is a good product and comes in a light grey and medium gray. We've used this on garage floor thresholds with good success.

Is this your product or another company? I don’t mind satin, just anything better than what’s there now. I just pour water on the concrete and see if it disappears right?

Any idea about the small crack?

You know, it’s cheap **** but I tried it.

Seal Krete, got it from Lowe’s they had a dented can for 25 bucks lol. I brushed it clean, leaf blew. It was power washed awhile back, so it’s pretty clean.

Anyway I tossed 2 layers down, and I have experienced zero peeling anywhere. I’ve tried picking edges etc to see if I can get anything to break free.

Now, I don’t really love the “satin” sheen, it seems to be hard to get dirt up off it.
Before I spend $50 on a gallon of clear gloss sealer, can anyone recommend a better product that can be applied over this

Acrylic epoxy 1 part coating? The directions on the clear below say wait atleast 72 hours to put on, it’s been that way for awhile.

But if there’s a way better material to give it a glossy top coat I’m all ears.


That said, this was a cheap little project, very happy with it as of now, it’s just foot traffic and I am trying to keep it easy to maintain is why I want glossier finish over satin, dirt leaves etc off my edger weed eater etc would ideally just be able to blow it out and maybe make it mop able

I used Behr concrete paint in my workshop and it's held up pretty well. You put down a milky look primer first. This definitely prevents concrete dust and is easily cleanable. And it's easily painted over for any touchup ever needed. I used grey and like it.

We used Behr 1 part epoxy in our utility room. I cringed when I had warranty work done on the washer and the guy dragged it on it. But I it still looks great, not a single scuff after two years.

I’m wishful, because it’s just a small utility area. I went ahead bought the clear coat from Walmart for $38

Just laid down my first coat. 1 1/2 hours ago. Putting 2nd coat in at 2 hour mark.

Fingers crossed the paint clear and everything plays together. 2nd coat is down, put a little heater and fan on low to get nice dry air flowing around

Guys I think it’s going to hold up great for that area. 2 coats of clear and I see zero issues going to arise, everything seems durable. Again not driving cars into this area just foot traffic, or wheeling pressure washer in and out

For places like laundry room, workshop etc, I think the little seal Krete 1 part epoxy and clear doesn’t seem like a bad little system. I am like 70 bucks deep into it total.

Hindsight I probably should have moved the rack and dresser, and did entire floor. But whatever. I’m not moving it. Just meant incase I move now there’s going to be a little empty area, but I’d prob just do the empty area to match it
