Hey all, I received a few quotes for a basement that is 47 long and 29ft wide. The basement is just the walls(8ft) with no poured floor. The price I've been getting is 50K complete with excavation work. The lowest I was offered for the bid was 31K.:willy_nil

Is this normal? I own several acres of land so the dirt doesn't need to be removed and this would be new construction.

Why no concrete floor? It seems best to pour everything at the same time to prevent joint leakage from in ground moisture and makes for a cleaner better looking installation.

To dig that size basement its only around $1,000. Unless your live on a granite shelf.

I just got a quote to pour my 1525 SF basement with 10" wide walls. It was around $15,500 including the footers, walls, waterproofing, and J drain. Another $4,900 for the 4" floor and 2 crocks for sump pumps even though I probably only need one. I'm going to put another 2 courses of 10" block on the wall to straighten up the pour.

Before the recession a builder friend of mine was building hillside homes in L.A.. Essentially that's like a basement but stepped. Contractors were getting 80 to 100K to form and place concrete. So he stocked up on forming materials, equipment and tools to bring that work in house. It still cost him about 60K per house with labor and the concrete.

That price is extemely high for a standard 8' or 9' high basement in "MY" area.......

Go look and see what it would cost you to rent all the heavy equipment and formwork to do this, pay for the gas, pay for the insurance, and have it all delivered to your job site. You'll quickly understand where the expense lies.

Whenever heavy equipment is involved, the concrete and manpower is often not a significant part of the equation. The stuff is really expensive to run, haul, operate, and maintain.

Some contractors are better at understanding these costs than others. I would be worried about the low ball bid here and the type of quality and contractor responsiveness you'll end up with.

Honestly that sounds about right to me! Just to dig a propane tank around here is about $700.

Are the walls (8') going to be poured cement? That's 152' of wall. With the footer and all the excavation, back fill, rebar etc your talking a lot of work and material.
